2732 Vallejo
The double Pacific Heights lot stretches sixty by one hundred thirty-seven and one-half, the seven bedroom home “features 4 fireplaces, 5 decks, and refined modern upgrades” across 4,600 square feet, and while listed for $10,250,000 last year, yesterday 2732 Vallejo returned to the MLS with an official “one day on the market” and asking nine hundred thousand less ($9,350,000).
And yes, they’re looking at you Ms. Jackson.

  1. Pretty place, but what’s with the reception desk in the third photo? It’s owned by a private individual.

  2. The house on Jackson has many desirable features. But I would chose this location and home in a second. The lot here is so far superior it isn’t even a contest. Personally, I think the buyers of Normandie got one heck of a deal on a comparative basis.

  3. The location here is definitely superior to the home on Jackson. Even though this place has a few questionable design choices, it shouldn’t impact a sale. I can’t believe though that it’s “only” 4600 sft, especially when it sits on a double lot. It’s kind of strange, however, that this block doesn’t really command the awesome views that you would expect. Still, it’s a really nice place and anywhere on Vallejo west of Divis should be coveted. If you still want to live on Vallejo, 2380 just came on the market for 3.6. I don’t know the sft, but that could be a great buy. Vastly superior in location and appearance to the Locust house, 2380 has some decent bay views The facade is just adorable.
I really think the horrible floor plan of 60 Normandie was its undoing. Reverse floor plans are always a tough sell…

  4. Very nice looking house, and excellently staged; great art and furniture, except for that weird coffee table with the base made of violins and cellos, it looks like a pile of junk glued together to me…
But everything else looks pretty damn good.

  5. Lot’s of interesting things coming on market today. 2251 Webster looks like a real gem as I’ve always really liked that row of homes. Lots of potential. $1.575?
1998 Vallejo #7 should be interesting. I really like that building and it has amazing views. Looking fwd to the pics of that one. Full floor with priv elevator access.
The odd duck is 2460 Broadway. What’s the story with that place and its twin next door????
Also, 2775 Union is back again. Never tracked what happened to that place when it was last in contract at $4.1ish? Now its back at $4.3?
I still think 2732 is the darling of the bunch.

  6. Also, I really thought 101 Maple sold a couple of years ago… It was remodeled in the interim and now it’s back as well…

  7. I’m confused…are they selling furniture or a house…so bizarre….I learned very little about the home, but there are great closeups of the furniture and accessories.

  8. I think the focus on the furniture is meant to distract you from how bland most of the house is. Some people like that look. Sometimes I do, but not with that exterior. Opening the door would be such a let down.

  9. In escrow. Probably just trying to get it done before the conforming loan limit adjusts! 🙂 LOL. Good luck with sale. Still thimk this home is a sleeper opportunity.

eddy with the comment of the day, and it is only 7a

  11. This is a good outcome. Congrats to buyers and sellers alike! Nice job!
    2828 Green Sold today also for $3.85 / 930psf.
Getting the July stats off to a good start!

  12. 101 Maple taking a shellacking. Reduced to $3,199,000 after selling in 2007 for $3.82 excluding what look like some renovations. Not much to say here other than, ouch.
