Listed for $2,995,000 in June 2005, the sale of 2121 Broadway #5 closed escrow six weeks later with a reported contract price of $3,111,000. Today, the full-floor Pacific Heights co-op with big views returned to the MLS with a rather familiar list price of $2,995,000.
A sale at asking would represent a 4 percent drop in value below its 2005 sale price.

  1. Another photoshopped interior -notice how the “view” is much darker in value than its reflection on the tables.

  2. Too bad 2190 covers up the entire bridge. It’s a Nina listing so it will probably sell fairly quickly and near asking, but the mediocre kitchen and baths that weren’t a problem in 05, are a problem in 2010. Again, you could’ve probably bought that little Victorian on Fillmore for the same price with better views, a huge (and stunning) garden, and no HOA dues.
    And who cares about photoshopping the view? The photographer has to take two different exposures, one for the interior, and one for the view, then merge them together in post. There’s nothing remotely dishonest about that.

  3. I don’t consider the exposure-splicing of the window views to be deceptive and it actually does a better job of portraying of what the human eye sees in real life. But good job at detecting this manipulation elf_dude24, you get an A+ in photo forensics.
    The extra-wide angle shots however are cheating though this seems to be de rigueur in SF interior shots these days.
    This is a sweet place though still quite spendy especially with $1500 HOA. Good luck to the sellers. I like that original (?) bathroom but what is up with that deep forest green one ?
    And holy *#*@#, check out that orange crane in the last photo. That seems to be stretching the limits of mechanics.

  4. why would anyone ever buy at the millennium for $1300+/sq ft, when you could live in this beautiful, quiet place with a view and within walking distance to both fillmore and union (as opposed to the transbay construction site). i’m jealous of whoever buys this place.

  5. They should have retained an extra 25 percent of the exterior exposure and spliced the reflections down 50 percent -it probably would have fooled even me then. At least they didn’t make the sky a fake over-saturated blue like so many other swindle-pics.

  6. There is one view picture with an incredible crane. To lift something that high and that far with what look like minimal outriggers is a reminder of how amazing construction technology has become.
