  1. Looks like all of these are just over the government-supported limit so one would probably have to find a private lender. So I guess one has to bring 20% down? Or are some private lenders requiring less than 20% down now?
    At the current average jumbo rate of .0553 the cost of ownership for these places would be approximately between $4,600 a month for the least expensive units and $5,696 a month for the most expensive.

  2. Love the neighborhood and deck but this seems aggressively priced. Will be very curious to see what they sell for.

  3. assuming you can get $600/psf in the Mission for new constructions, the cheapest unit would ened to be at least 1600sq ft. for these prices to make sense.
    has anyone seen these? does anyone think these will sell within 10% of current price?

  4. I think they are overpriced, but haven’t seen them. However, the Valencia street upgrade project is almost finished and it is NICE.

  5. The comps they’re using must be the Nove project on Guerrero. I was in that project and it was nicely done from top to bottom, but they were very large and more of townhouses than these.
    No square footages on the project website, but it looks like they might have $1,000/sqft dreams.

  6. #202 is 1,465 sq ft – at $950k, that’s $648/sq ft
    #501 is 1,250 sq ft – at $1.2M, that’s $960/sq ft

  8. Hmm, a cool million or more to face an ugly furniture store and a bunch of boarded up storefronts. Personally if I had that kind of dough to drop on a condo, it wouldn’t be on that block.

  9. I thought that the neighboring auto mechanic shop owned this land and wanted to build condos for his workers (I saw this on the City Commission hearing)??

  10. The sale of 736 Valencia #502 closed escrow today with a reported contract price of $1,200,000. Apparently we weren’t the only ones who liked the views.

  11. Hmmm, #201 now also shows a sale price of $1.2 million, again precisely at asking. Color me skeptical that both these units sold right at asking at a price that certainly seems to be very high for this area and type of property. I ain’t buying it.

  12. Have you guys seen these units? #201 has a 1,000sqft+ private deck and #501 has panoramic views of the city and a balcony.
    Hard to find comps for some of these features but apparently a few people thought they were fairly priced. 3 more units are in escrow.
