330 Gates
Listed for $949,000 in June 2007, the sale of the remodeled single-family home at 330 Gates closed escrow a month later for $1,250,000. The South Bernal home is back on the market and asking $1,195,000 in 2010.
Over the past week ten single-family Bernal homes were added to the MLS bringing the total listed supply to thirty-three. In February a total of 13 single-family homes sold in Bernal’s District 9 (which also includes the Mission, Potrero and Dogpatch amongst others).
Oh, and those tightly cropped facade shots? Yes, there’s an app a reason for that.

    Speaking of new Bernal inventory, this North Slope property features some spectacular views. Anonn (or anyone else), would you be willing to handicap 211 Montcalm? Seems pricey to me at almost $1.6million, not to mention that tucked away kitchen…

  2. That downstairs office (last photo) seems to be not even six feet tall. I guess that will ensure that you get lots of work done because each time you stand up to get away, you’re knocked back down into your seat.

  3. ^^^ Also, while technically “north” (of the hill), I tend to think of anything that side of Peralta as “east bernal” and definitely less desirable. Having lived in Bernal previously, I am totally with anonn on the neighborhood having very distinct subhoods (some fairly desirable and some (e.g., down by Alemany) completely awful).

  4. this reminds me of a dog who chased every car that passed by..and then wham..he caught one! this kind of price in this kind of nabe…??
    this is red meat for socket site regulars. a great example of the bubble and its resultant carnage.
    but lest anyone get too excited, remember this is far far from ‘real sf’, and you could have bought a far superior product with that kind of money back then. i could forgive someone for buying this, there, for that price. but not for trying to sell it anytime soon thereafter. i hate to say it but these folks are going to deserve what they get.

  5. I’m a long time resident of maternal heights and I think this house is darling. The neighborhood and the block have changed alot in the past 5 years. All of the houses are being redone, trees are being trimmed, and gardens are being planted. There’s a real pride of ownership around Cortland.

  6. This house is a block away from me. That chain link fence is no longer there. It’s much nicer now and so is the block (especially with the new bakery, Sandbox, at the top of it). Another Bernal renovation…

  7. I’d heard “bubble”-time stories of people bidding $300 k over asking for very modest places. But here is a real example in the flesh. Time to pay the piper.

  8. I have a funny story about this house. A few years ago my friend put an offer on it. He was sure he got it so much so he took his friends to all the open houses. Turns out, he lost it to another bidder. He was totally humiliated. It’s a nice house and Ive read some of the other posts. I live in Noe, right next door, and this house would easily fetch 1.4 million and higher. It’s certainly one of the nicer ones in bernal.

    You’re a joke. You show up and dis everything for a few minutes of your day, but every single time, nearly everything you say is totally wrong. 700 a foot in Bernal? We wish. Chalk another one up to you talking out your yurt.

  11. How many were competitive? All? 700 remains an exception, especially today. And over 1000feet? Did you eliminate bthose not reporting sq ft? I’d be surprised if many circa 1000 (reported) were under. I love how you go the extra mile for me, ed., but I am man enough to admit I overstated things, other than yurtdog’s intent, I was accurate there.

  12. The list price for 330 Gates has been reduced $45,000, now asking $1,150,000 ($646 per square foot). Once again, purchased for $1,250,000 ($702 per square foot) in 2007.

  13. Competitive bidding = the market. Why should we care whether something was in competitive bidding or not? Seems like a red herring — allegations of bidding don’t count as principled reasons to exclude a property as an outlier.
    The less than 1000 sqft, that might be important to know, depending.

  14. Still way overpriced for this part of Bernal. Too far southeast. I predict it goes for something in the high 9s.

  17. There must be something more to that story.. They just jumped out and smashed the back windshield? The boys were just sitting in the car, what, doing their homework? I suspect the boys ain’t telling the whole story.
