Looks like the last arms length transaction under $200,000 for a Hamilton Studio occurred in 2001 That sale was for a NW facing 7th floor unit.
No photos on the listing so I'm assuming it needs some work, but still seems like a good price.

The sale of 631 O’Farrell #416 closed escrow on 2/10/10 with a reported contract price of $234,000 (18% over asking).
