Unfortunately neither the kitchen nor baths match the condition of the living, dining or entry hall. And don’t get us started on those replacement windows.

Purchased for $1,175,000 in July of 2005, 335 Lawton is back on the market and seeking $999,000 as a short sale today (15% under its 2005 price).

We toured on Sunday. Small concrete yard, not the full 120 x 25 Sunset lot. Small garage too, no bonus room potential. Crazy someone paid $1.175M for this place.

The windows ARE hideous. I would never spring for this place now that I know how expensive it is to replace ugly windows..

Christo -- care to enlighten us on how expensive it is to replace ugly windows? What are we talking about here? Do the tax credits not make a material dent here?

Be aware that the standards were drastically tightened after June 1, 2009. Windows must have a U-factor and Solar Heat Gain Coefficient (SHGC) ratings of 0.30 or less. One of the reps at the local Marvin dealer talked about having to break the unhappy news to home remodelers (who thought they would be getting a nice discount on replacement windows) and their contractors.

There's not that many windows in this place, so I'm pretty sure it would be under $10k for custom made windows and installation.. So not much, in the grand scheme of things.

We replaced 12 small windows with Anderson windows and it cost $15K. That was about 4 years ago. No tax credit.

I got an Anderson window in my garage for around $200. It works great. You can see through it no problem.

SFBuyer: That sounds expensive, but then, I don't know what your windows looked like. We just replaced 44 windows with custom made all wood dual pane yada yada.. most with multiple panes, for about $35k.. that's where I came up with my $10k price..

Yeah, I think we overpaid for those windows. Who did the work? Can you say it here. I'd like to have it for future window work.
