  2. I DIED. And then went to view heaven. Some of the best I have seen in a long time. The views are either one next to none, or the agent has one amazing photographer and is zoomed in heavily!
    Granted the interior isn’t for eveyone I would live with it to look at those views all day.
    Yeah why is there a Yes on 8 ad. Booooo.

  3. I know it is off subject, but that Yes on 8 add is depressing, particularly how it stands out, with all the others being germane to the site’s subject matter.
    Maybe I shouldn’t click on any adds on this website for an election cycle or so.

  7. About as good a view as exists in the City. Nice use of floor to ceiling windows.
    And the location says “old money” as much as any save for Outer Broadway. Probably the highest-income section of Nob Hill.
    I agree with the others who don’t like the interior. Could use some warming-up.
    At $1,600/month, the HOA fee is about $1.12/SF…somewhat high but not excessive. 0.7% of the purchase price, which is also reasonable.

  8. Considering the utilities, laundry, premium cable TV, and guest parking included in the HOA fees, that’s not a bad deal.
    On the minus side, for $2.9 million, it would be nice to have more outdoor space.

  9. SocketSite absolutely has a say in what Google ads they run. They may not get advance notice of what ads are being placed, but once they’re visible, they can easily be filtered out by domain name. How else do you keep competitor’s ads from appearing on your website?

    SF is not California and many people will vote yes out of spite. Posting these opinions here is a perfect example of why. Most people even in progressive areas are tired of getting beat over the head by political “preferences” and the associated slogans.
    Back to the co-op… great sign for the market as this is likely an all cash deal or high level of cash.

  11. If SocketSite is indeed against Prop 8, then put your money where your mouth is. Run a banner ad or posting that encourages people to vote No on Prop 8 tomorrow.

    I agree completely. The pro-Prop 8 crowd sure got some advertising here.
    It would only make sense that SocketSite convey the other side (and the side they claim to support).

  13. The views are amazing, but it’s priced as though it doesn’t need a gut renovation… which it does. If you peel your eyes away from the windows, you quickly realize that this is one of the more hideous properties ever featured on SS.

  14. jlasf and jessep are confusing advertising and editorial. They’re separate, as they should be.
    … and whoever authorized the media buy for a “Yes on 8” banner running on a site focused on San Francisco is something of an idiot, so don’t get too excited. It’s like running a Captain Morgans ad in Utah.

  15. Advertising / editorial: in conventional advertising, this line blurs — you don’t want “controversial” or “inconsistent” ads appearing on or near your product or brand. In fact, it’s a classic “old-media” conflict.
    For some reason, adsense users allow their brand to be flea-marketed by allowing folks to insert random, prominent links into their site in exchange for a few cents. What’s fascinating is I doubt the money from adsense even covers hosting costs.
    This doesn’t matter to me, as I block ads, but controlling whom you allow to advertise is a very important way to develop your brand.
    The editors take time to edit “offensive” posts (many of which will never be read), but they are “powerless” to control their front page? That’s just sloppy business.

  16. Nice views – too big a price tho. A 1 bedroom would need to be located in downtown Heaven for me to shell out that much. 🙂
    But back to the more entertaining conversation – I’m very much against Prop 8, but we shouldn’t attack Socketsite for hosting an ad for it (even though they are against it). People for Prop 8 are entitled to their skewed, discriminatory opinions, and if we attack them and demand their ads be removed from our sight, then we’ve become just as oppressive and hate-mongering as they are…

  17. I could care less about the ads, but I do find SS’s heavy editing hand a trifle annoying.
    Now, about the property: Pocket listings are a terrific way to manipulate the market. You keep your DOMs low, and your “Sold at % of asking price” high. Especially if you control the float (i.e., are one of a select group of realtors/agencies specializing in a market niche, such as the high-end $15M+ market), you can have a real impact on public perception this way.

  18. Agree with the heavy handed editing comment. It tends to be totally non rule based, micro managing, anal and completely inconsistent. It’s their site however so your options are pretty much limited to go somewhere else if you don’t like it.
    [Editor’s Note: It’s pretty simple. Stay on topic, avoid personal attacks and try to add value. Of your last 140 comments 5 have been removed. And once again, almost exclusively for attacking a person rather than an argument.]

  19. As far as the “heavy handed editing”, I get deleted every now and then. Probably a good thing for the site 🙂
    As far as the ads, this just occurred to me:
    Next time you see an ad you like, click on it a time or two. And if you see an ad you hate, click on it 10 times. The ad will stop running as soon as they run out of money. And definitely makes for a happier editor 🙂

  20. So amazing. All that beautiful teak, the cabinetry, the moldings, the paneling, even the barstools… It reminds me of a suite of rooms on a fabulous yacht. Joinery work like that doesn’t come cheap either. Someone dumped big $$$ into that project.

    Does anyone know if co-ops have commanded that sort of price in the past?
    I remember 1800 Gough was a co-op listed for 3M but had 5 bedrooms (Pacific Heights). I know Co-ops are not real property like real estate, but voting shares in a corporation.

  22. Agree with Jimmy – $2.9 million is crazy for a 1 bedroom. I don’t care what the view is like. I’d be shocked if the unit sells at that price.

  23. Views are awesome…decor needs to be ripped. 2.9mm for a cosmetic fixer…ugh…don’t think so. Do the owners think they’re still on their boat? Another decorator would do wonders for that space.

  24. Anyone know the manufacturer / model of the toilet? I can do without the gold, but I would love to have one that is tankless. I have only seen these in old apartment buildings. Anyone know where I can find a similar one?

  25. as I mentioned before the vote, people will vote out of spite for 8 when they are beaten over the head with fringe opinions.

  26. I have been searching for an apartment very much like this.
    It seems odd that there is no laundry. At least not inside the apartment and not noted in the features (maybe in the basement ?).
    Oh well, it is very close.
