A Contemporary Condo That Caught Our Eyes (You Supply The Story)

No specific story of which we're aware (other than asking almost $1,200 a square foot on Elizabeth), a few of the images simply caught our eyes (not to be confused with cauterize).

The list price for 921 Elizabeth has once again been reduced. Now asking $1,385,000 with 146 days on the market and four small cuts.

Not sure if this sold, and is back on market -- but it is 0 DOM at $1.385.

This is listed in the SF Chron sold homes today. Says it sold for $1.155M on 4/07/09; it was last sold for $1.35M in July 2006. So... about a 14% drop if the numbers are correct.

Take out the Realtor fees and we're talking a loss of $264k in less than three years, ouch!

I bet $264K of nondeductible personal loss is less of a loss than the 2009 purchaser is going to absorb over the next three years!
Including the capital loss and the after tax carrying costs, the sellers probably spent maybe $15-17K per month to live there. Not too bad - I'm sure they enjoyed it. Except for the 9 months or so (almost 30% of the time they "owned" it) during which they were trying to unload the albatross, dealing with realtors, open houses, keeping the place spotless for showings, etc.
