1521 Sutter Street
With completion now expected by the end of this month or early next, “preview showings” of 13 of the 28 “Feng Shuied” condos are underway at Sutter Heights (1521 Sutter Street).
No official update on “pre-sale” performance, but we will note that there were only 11 units available last June (as opposed to at least 13 today). And while 1521 Sutter Street #306 has recently been listed at $879,000, #206 was originally listed at $879,000 as well (which might suggest some downward adjustments in pricing).
Pricing guidance on the aforementioned thirteen units: six one-bedrooms from $575,000 to $859,000, and seven two-bedrooms from $795,000 to $1,079,000.

  1. OK I know i am always arguing prices are too high. And i think they are, but this is absolutely ridiculous.
    $950/ sq ft for this location. It’s not bad, but it is not exactly prime.
    $879K for a 900Sq ft condo.
    “Sutter Heights” Where the Tenderloin and Western Addition join with Cathedral Hill and Japantown.
    I lived around the corner on Bush and Octavia for 2.5 yrs betwen 2002 and 2005, where I paid $1790 in rent for a 2bd 2ba with a private yard and in-unit laundry
    I would be willing to take a gentleman’s bet with anyone that not a single one of the 2/2 sell for over $800K

    Remeber the New Yorker cover of the New Yorker’s view of the world– with just a few mounds of dirt on the other side of the Hudson?
    Spencer’s view of SF, from his perspective in Pac Heights, includes a few mounds of dirt south of California St, dominated by an ever growing Tenderloin.

  3. They almost blew this building up a few weeks ago. My office is about 1/4 of a block down and they cordoned off EVERYTHING and evacuated because the construction crew hit a gas main.
    The location on these is very nice, not a huge neighborhood here, but JT is right down the street and there is a nice little bar/lounge in the hotel Majestic across the street.

  4. this is 3 blks from tenderloin (sutter and polk)and 2blks from western addition (geary and gough)
    i’m not sure what is controversial about my statement?
    granted, thoe 2-3 blocks make a big difference, but this is still not considered a prime neighborhood by any means.

  5. Why would the developer choose to skimp on the bathroom. In my experience looking at EVERY new construction and redo of older properties, the actual tub and tiles or slate around the bath is KEY> trend these days (and NOT that costly) is the higher deeper tub, even if shorter, with wide lip around it. This development uses SMALL SHORT flat(hold about 8 inches of water) OLD FASHIONED (looked refurnished from Urban Ore) bathtubs and CERAMIC TILES around it. Maybe this is for the old people in the ‘hood but it sure doesn’t make me want to spend 800K. Skimp somewhere else. the door handles or something. NOT the bath. URGGGGG

  6. I have to agree that these are overpriced. They only include the laundry hook-ups. At $900+ psf you would think the washer and dryer would be included. I also agree about the finishes, tiles. The labor is usually more expensive than the materials. Put money into them and people will feel good about spending the money, but when it’s the mediocre finishes, it just does not have the same appeal. Dumb move by builders.

    polk and sutter is the tenderloin and always has been.
    polk and sutter=- tranny hookers, high crime, drug deals and heroin shooting in broad daylight, 10 or more homeless drunks or drug addicts living on street within 1 blk = tenderloin.

    regardless of what happens at polk and sutter – it is not the tenderloin. the tenderloin is a neighborhood, not a “feeling” you get walking the streets. activities on the streets do not merit changing the name to a new neighborhood.
    have you ever been to the REAL tenderloin? 10 or more drunks and drug addicts on one block? Try one doorstep in the real tenderloin!

    I’m sot questioning that you’re telling the truth, I’m just asking how in the world are you finding the rents you claim to have? I really, really need to know. I’ve asked this once before – it can’t be craigslist. I want to know how you’re getting below market rents time and time again. I want in. Help a fellow SS’er out.
