The details section says the house is "On a tree-lined flat block" but judging from the photos, I would say that is anything but flat. I've only been speaking English as my native tongue for 38 years, so maybe I do not know the correct definition of flat?

I believe the desription is referring to the cross-street, Hancock.

This house is beautiful, but no parking and 1.25 bathrooms for $1.75M seems steep even for this gem. Very curious to see how fast this gets snapped up.

Why does it matter if its flat or not flat? Seems like all the marketing for properties flattens out the block? What its easier curb side parking if its flat?

I personally love the horizontal datum of the landscape wall with the sidewalk- makes the house look nicer.

I love home thevoiceofreason studies the exterior photos and quickly concludes there is no parking and as such the property is overpriced. Hello! As the editor noted, there is 2 car side-by-side parking in the detached carriage house - amazing! A really nice bonus if you ask me.

Looks like a great property - can't wait to make a closer inspection.

Flat or not Flat: My personal goal is a flat street at the top of a steep hill. Like a tree line in the mountains, we have the shopping cart line here in SF and you want to be above it.

does .25 bath = toilet with no sink? just curious if anyone knows. there appears to be a tub in the pictured bathroom which makes that a 1. So it can't be .75 + .5 = 1.25.

can anyone help me out with the bathematics? (sorry)

At least three ugly details were photoshopped away to enhance curbside appeal. They are minor but yet another intentional attempt at deception.

All I've spotted so far from Google Maps is the overhead power lines on the house next door gone missing. (Never been to this intersection, so maybe they were buried since Google drove by). What else isn't there?

I believe a .25 bath is the same as a 1/2 bath, except the sink is small. Not sure though.

A full bath is a toilet, sink and tub/shower. A 1/2 bath is a toilet and sink. A 1/4 bath is just a toilet.

how hard is it from a permit and cost standpoint is it to add a garage to a place like this?

I assume that it must not be very easy and that the permit process is onerous or else it would have been done a long time ago

This is beautiful. I love the inside details such as picture rails. For once this is a place that I think is priced just about right. I would buy it like a shot if I was in the market.

client9 - unless you're Jerry Seinfeld there's no need to add a garage as this property already a 2 car side-by-side detached garage. Sweet !

DavidQ - you're on the right track. Yes, a wire was edited out of the neighboring house. There are also two sets of wires entering this property via service entries on the Hancock side.

I also haven't been to this corner recently (its a great location !) but really doubt that the wires have gone underground as there are no signs the recent pavement being pulled up since this mapjack image that is about a year old : http://www.mapjack.com/?qyzmWCJ2bFdB4CXA plus you can see the shadows of the powerlines along Hancock.

Re photoshop, wires to 545 Sanchez itself are also missing. Also, not sure Photoshop is to blame, but check out the weeds/shrubs out front in Mapjack...

Great remodel job, except I question whether the upgrade was just cosmetic. Check out the old heating system for instance... makes me wonder what they did on the electrical and plumbing side...

Great charming Victorian on a double sized lot and huge expansion potential below the main level. From an old picture they had, it appears to be one of the original homes in the area with not much else around it when it was built. The carriage house behind seems like it is on a separate lot facing Hancock. Seems to have a great amount of upside potential for development.

got it my bad..i didnt see the parking

I have had a friend bid on two houses in this area within the last 6 weeks (listed in the $1.4mm to $1.8mm) and both went well over ask with multiple bids. She told me one of them went for $300k over ask with a final price of $2mm+.

I like this area as alot but still...

This place is nice and all that.... but I seriously don't think this place is priced right. Charming for sure, but but for 1.75 you should get a few more sqft. Unless it is a double lot -- good luck to the sellers/agents.

Property shark notes 1515 square feet. If so, at $1100 a square foot, this seems a bit overpriced.

From the virtual tour, it appears there is one normal size (for a Vic.) bedroom and one very small one. This may be a tough sell at over $1100 a square foot.

As for the high per square cost, I'd guess that the seller is banking on the buyer seeing value in its location and large(r) lot. Still seems a bit high, but doesn't everything in this area seem overpriced ?

totally cool picture. buyer better inspect the foundation pretty carefully. Median price per square foot in this neighborhood runs about $900.
