Victorian Character, Updated Floor Plan, And A Little History To Boot

1900 Green offers Victorian character (both inside and out) but with an updated floor plan and modern amenities; four wood burning fireplaces (including two in the master suite above); and side-by-side parking for three cars (with an easy stroll down to Union/Chestnut, or even over to Fillmore/Polk, so that you can keep the spots filled).

The history (as in pricing): changed hands on 7/30/97 for $429,000, on 6/12/03 for $2,235,000, and on 4/16/04 for $2,525,000; currently asking $3,495,000.
Based on the pricing and permit history, we're assuming the last major renovation (save the all new windows) was in 2002. But considering the bump from 2004 to 2008 (which would represent average annual appreciation of 8.6%), we (or PropertyShark) could very well be wrong.

Nice find. Any idea on the SqFt. Seems like a good deal -- especially for the guy who bought in 97! Gone are those days..... :-(

Yes, the rooms are too small (hence the 15 or so mm lens and the dwarf furniture) and Yes, all the lights are on (the oldest trick in the world when the place is way too dark because the house next door is a mere 1/4 inch away).
But let's be positive. Just imagine the faces of the Joneses when they hear the price we paid...

Its nice but let's not go overboard.
Not much yard and absent views, unless I missed something. Then again its a Victorian - very well done.

I remember when this house was on the market in both 03 and 04. When it was a Sotheby's listing, it took a while to sell. However, don't remember it looking so nice. I have the feeling that it was updated after the last sale, i.e. new kitchens and maybe new baths. Someone else will have the answer... Anyway, the price is a little high for a 3bd 2 1/2 bath, but it's not outrageous. Plus, it's one of only a handful of available SFHs in 94123.
Also, with this Monica listing inspire 50+ posts?
