666 Post Street #404: Dining Room
666 Post Street #404 (background music warning) is a 1,750 square foot half-floor conversion of two units in the Crown Towers (a 16-Story Coop built in 1926).
We take note for a number of reasons: after three months on the market the list price has been reduced $93,000 (8.5%); in terms of downtown living, it’s interesting perspective on the attempted resale of 150 Powell #310; and we’re enamored with the wood burning fireplace, lighting, and actual dinning room (although the kitchen not so much).

    Nice enough place; what is that area like as it gets real sketchy real quick down there in that area? Also, what are the monthly fees? Could be high for a 2-unit combo.
    Too much paint going on in that place. It’s like the owners are professional stagers?

  2. They went to the trouble of combining 2 units and spending what looks like a buyout of Home Depot’s paint dept. (seemingly in a drug induced haze), and that’s all they can manage to do with the kitchen?!

    shiny orangy wood, bright lights and a gawd awful painting. this house violates title 24’s energy code.
    why dont websites show floor plans instead?

  4. I actually don’t mind it that much, but I do have to agree that the kitchen looks like a sad afterthought. Almost like they did it last when they ran out of budget.

Also, [“the kitchen looks like a sad afterthought.”] I guess for a pied-a-terre you don’t end up cooking much, but still. the leather chair 1 1/2 totally rocks. Except for the living room seems like the furniture dominates the square footage too much. like that bedroom with the bureau blocking the bed.
    Can there be a category/contest for attempts at making the space look larger by using wide angle lenses?

  6. It’s in my neck of the TenderNob, and how sketchy the neighborhood is changes block by block. Isn’t a co-op just like a huge TIC?

    I relly don’t understand how you could say that. This is in the middle of the Tenderloin. Do you not consider heroin addicts and prostitutes on your front step as sketchy?
    [Editor’s Note: Again, it’s subjective. And while parts of the Tenderloin can definitely feel rough, as far as we’re concerned this isn’t one of those parts.]

    We are looking for that sort of art for our new house.

  9. What does the HOA due include? Garbage and Water, and PG&E?
    How many units in one flat? Four or less or more?
    Is this a cement building?
