San Francisco Housing Inventory: 04-09-07 (www.SocketSite.com)

Active listed housing inventory in San Francisco (SFH/Condo/TIC) still hasn’t crossed the 1,000 listing mark in 2007, but for the most part continues to mimic last year’s levels and growth (which didn’t begin to substantially increase until the end of April).

Funny, based on some the realtor comments in the Chronicle’s “bloom/gloom” article this weekend you’d think “supply” was dropping and well below normal for this time of the year.

Is the dot supposed to be SUPER BIG to hide the indeed lower supply vs. last year? I love this site.

[Editor’s Note: Uh…no. Same size dot as always, but nice try. We did, however, change our methodology in May of 2006 to exclude “Active Contingent” listings which most inventory reports fail to do (hence the “Estimated Jan-May ’06”). And not excluding Active Contingent (in order to eliminate our need to "estimate"), the difference in listed inventory between 2006 and 2007 was 4 listings. Out of 1,139.]
