Love the kitchen (though I would remove the chairs next to the fireplace).
I don't know how to cook, but give me that kitchen and I'll learn! :-)

I went to an open house here. I have mixed feelings about this property. First off, the lower two floors have zero privacy because the west windows all face into multiple apartment buildings. All the bathrooms are identical with the same carrera marble in each. Plus, there are a lot of other awkward aspects to this house. I asked the listing agent a few questions about the construction which she completely avoided.

Staging choices and Sleepiguy's point aside, my reaction to this place is......

....there's real estate porn and then there are homes like this...

..Justice Potter Stewart would have no problem classifying this home as pornography under under his now famous standard.

I like the tour too - more concise than those videos with the zen spa crap playing in the background. Dare i ask for more? Yes I woud've liked it if the area shading extended past the balcony for the views so that you wouldnt have to go to another page to see them.

But yes - that was nice.

Dang, only $10.5 million for this place? Anybody know how many square feet this is? 10,000sqft would = $1,050/sqft. Is it over 10,000sqft anybody?

propertyshark had it at just over 5000sf, so close to 2k/psf

10.5 no. 8.5 is a slam dunk. Probably sell for 8.8 to 9.1M at best! Closer to 1800/psf.

I imagine they will find a buyer somewhere in the current range -3-8%.
