We’ve re-read the listing for 3460 Baker Street about a hundred times, and it’s definitely advertising 5,600 square feet of living space configured as three bedrooms and five and a half baths (“spectacular master suite” might just be an understatement).
And unfortunately we’re going to miss the Sneak Preview Party (“clients welcome”) on Monday (1/8), so we’re crossing our fingers for an invitation to the housewarming. (And we’d settle for late afternoon cocktails on the “rooftop loggia.”)
UPDATE (1/06): A reader notes a great piece of Villa trivia/history: “…the maidens shown flanking the wrought iron gate at the doorway (scroll down on the 3640 Baker link) are originals from the Pan Pacific Exposition. There are identical maidens on the Palace of Fine Arts itself, which will get some TLC during the Palace’s upcoming restoration.”
UPDATE (6/18/07): Sold on 6/08/07 for an undisclosed amount.

  1. Wow. Pretty awesome. What else can you get at 1400 per square foot in san francisco? Seems high; but it’s hard to imagine this place selling for any less than $6.5 so they will certainly get north of 1100-1200 psf. But 1400 seems high.

  2. Why would anyone want to live in this fishbowl, with thousands of tourists peaking through your windows everyday?

  3. All I can say is whoever bought 3299 Baker is going to be pissed if they paid more than 6 mil for it.
    This place is grand and gorgeous, and if you don’t like tourists, buy curtains! Good grief, its the ultimate trophy home in the Marina.
    I’ve always assumed an embassy would buy it the next time it came up for sale. It’s a spectacular job.
    1400 IS a high price, but look at the bright side: it’s $100 psf LESS than 585 Marina Blvd. posted here yesterday. What a riot!

    This really is a great property. Do we know what 3299 Baker finally sold for? Anything above $5 mil is a homerun!
    Just last year, prime Marina properties were going for $1,200… now look what’s going on. WOW!

  6. I watched this house get built, brick by brick, and actually attended a fund-raising event there once–what a beauty! But was I ever surprised to see it draped in scaffolding for months and months last year. Apparently there were leaks due to construction defects which required a large-scale repair. Perhaps that’s why the original owners have chosen to sell?

  8. zzzzzzz, that’s too bad about the leaks: I think this is a great house.
    Do you know if the leaks are a result from the place being built on fill, and cracks forming as it sags in spots, which would mean that the major repair could have to take place every 5-7 years, or was it merely a faulty materials problem that they sealed and rectified, that would probably last a lot longer, like half to 2/3 of a decade between major repairs.

    Tax records say this house was built in 1927. I’m guessing this is not the original structure? When was this design constructed?

  10. The current house was built 5-7 years ago, as I recall. It’s possible the current building is deemed a “remodel” of the 1927 version, but there can’t be very much left of the original. For all intents and purposes, this is a new house, which is why I was so surprised to see it undergo extensive renovations so shortly after completion.

  11. I was not that impressed with this home considering the price. No wine cellar and a stackable washer and dryer were downers. Fabulous finishes but an akward floorplan. Of course the view and location are incredible, but I would see it more in the 1000-1100 psf range.

  12. I have to respectfully disagree with einstein. This is not just an incredible view. High rise condos in SF have incredible views. This view is one of a kind, and it deserves a premium.

  13. This is a stunning house… With the right decorator and finishing touches, it’ll be spectacular. I think $8 mill is entirely justifiable. If a fixer down the street sold in the mid 5s, I’d buy this for a couple million more. The only issue is that it’s in the Marina and probably built on fill-land. I wouldn’t want to be there in an earthquake. Still, it’s totally one of a kind. Who was the contractor?

  14. I agree with Einstein. Property has nice fit and finish and great views. However, the layout isn’t ideal. The master bedroom is on the top floor while the other two bedrooms are small and in the basement. It’s also sitting on shaky soil which probably won’t help its value in comparison to the other luxury view homes in districts 7 & 8. I’m having a hard time figuring out what kind of buyer the house would be well suited for.
    If 3299 Baker went for around $5.5 million or less than $840 psf than I would have a hard time believing that this would justify a greater price. Given the huge disparity between the asking price and value, my intuition tells me that this may sit for a while or go unsold.

  15. Yeah, but 3299 Baker probably needs updating. I think the best comp for this property is 632 El Camino Del Mar, which is pending. I think 3460 will sell for like 7.2-7.5.

  16. I think this is the idea family layout. Master bedroom on the top floor with the view. Community rooms on the middle floor with a view. (Needs some nice curtains) Bedrooms hidden away downstairs. If I were a child then I’d love to have my bedroom away from my parents room. And if I were a parent, then I’d love to have my bedroom away from my kids’ rooms.
    Someone with money will want this house. Sure, it may not go for asking. And yeah, it might be withdrawn from the market and relisted at which point Socketsite will no doubt inform us of the actual DOM and original list price. But I think in a few months it will go for at least $7MM.

  17. I have to disagree w/ anon on this being an ideal family layout. I’m thinking its good your not a parent if your goal is to get as far away from the kids as possible. Having two floors between the Master and a childs room is terrible, although i doubt the buyer of this home will have children living in these rooms. A parent would have no idea what the children are doing, or if they are even home, let alone having to go up and down 2 flights of stairs if the child is sick. Or they could just take the elevator!

  18. Good point. Maybe I should have said it’s ideal for teenagers but not young children. 🙂
    At any rate, it’s a unique love-it-or-hate-it kind of property.
    And yes, it’s definitely good that I’m not a parent at this point. 🙂

  19. Went to the openhouse today. Somehow tourists were allowed in, and it was a mob scene. Definitely overpriced IMHO.
