Having ticked up a little over one (1) percent from the second to third quarter of this year, the weighted average asking rent for an apartment in San Francisco – including one-off rentals as well as those in larger developments such as 150 Van Ness above – is now running around $4,250 a month, which is a little under one (1) percent lower versus the same time last year and 2.6 percent below a peak in the fourth quarter of 2015 with the average asking rent for a one-bedroom now running around $3,620 (versus $3,650 in 2015).

At the same time, the weighted average asking rent for an apartment in Oakland has ticked up to $2,620 a month, which is up nearly 5 percent from the second to third quarter of 2018 and around 8 percent higher versus the same time last year with the average asking rent for a one-bedroom now running around $2,150 a month (which is 41 percent less expensive than in San Francisco versus 45 percent less expensive at the same time last year). That being said, the average asking rent for an apartment in Oakland remains around 10 percent below its peak in the second quarter of 2016.
