Purchased for $3.1 million in April of 2015, the 3,687-square-foot, four-bedroom Clarendon Heights home which was shoehorned between two existing homes, and originally built without any legal way to reach it, returned to the market listed for $3.695 million, or roughly $1,002 per square foot, this past February.

Reduced to $3.545 million two weeks ago, the sale of 1410 Stanyan Street has now closed escrow with a $3.535 million contract price or roughly $959 per square foot, representing total appreciation of 14 percent for the single-family home with views, but no deeded parking, over the past three years or roughly 4.3 percent per year.

Built in 2012, the developer of the home, which was designed by Mark Brand, had intended for the pedestrian path to the home across the Stanyan Street public right of way to become a driveway, but those plans were the subject of a heated neighborhood dispute and subsequently abandoned, at which point what was to be the garage for 1410 Stanyan Street was repositioned as a family room with a wine cellar.
