Priced at $6.8 million or roughly $1,420 per finished square foot at the beginning of the year, the list price for the designer five-bedroom home at 4352 26th Street has just been reduced by 11.8 percent ($805,000) to $5.995 million and closer to $1,250 per foot.

A sale at asking would now make the 26th Street pad the second fourth most expensive home sale on record in Noe Valley, with the current number three at 526 Duncan, which sold for $6.1 million in 2011, back on the market for twice as much in the absolute and over $2,000 per square foot.

  1. I toured this house when it was first listed. Soaring ceilings. Great finishes. Brilliant use of space. Wonderful location. OK view. The garage has an elevator so one car can park on top of another. A very sweet pad for the working rich.

    1. I disagree. If this was a spec home, those “finishes” (AKA questionable design choices) are WAY too specific. The kitchen island does indeed look more like a reception desk, and that backsplash the bathroom marble are reminiscent of the set of “Scarface” (not to mention that the kitchen layout is just plain weird). Pass.

  2. Comments from the peanut gallery: that fireplace looks misproportioned in the large chimney like structure that it is placed. The fabulously expensive row house builds in Noe sure present like a good old SF shoebox on the exterior street view.

      1. Ha, yeah that’s what I was thinking. Pictures #2 and #3 make it look like the reception area of an office or hotel and the round reception desk reinforces that image.

  3. UPDATE: 4352 26th Street has just been listed anew for $5.995 million and with an official “1” day on the market and no reductions according to all MLS-based market stats.
