Gerding Edlen and the city of Berkeley will hold a ceremonial ground breaking for “Higby” this afternoon, a mixed-use development with 98 residential units and 6,500 square feet of ground floor restaurant and retail space to be built at 3015 San Pablo Avenue on the southeast corner of San Pablo and Ashby Avenue (a.k.a. 1200 Ashby).

While the final design is being refined, the development will rise five stories with a mix of studios, one-bedrooms, and two’s and 114 parking spaces (98 spaces for residents).

  1. FINALLY! Higher density comes to a great transit corridor – San Pablo Avenue. Let’s hope this builds on improvements in the area and keeps the investment train rolling. Without traffic, this location is 15 minutes to downtown SF. There is tons of commercial space along that corridor to serve people living in the area.
    Hope it doesn’t eventually drive Ashby Lumber, Urban Ore, and Macbeath Hardwood away.

  2. Yes, very nice to see development starting up again in this area, the entire San Pablo corridor is ripe for these types of buildings. They were just starting to pop up a couple years before the great recession, so it’s nice to see it finally starting up again.

  3. djt – “you can’t have your cake and eat it too”. While I completely agree with both your sentiments (this area should be denser, and I’d hate to see the current uses go away), the fact is that if this development’s successful and land values go up, of course the lumber yard and Urban Ore will go away – and this will become another Emeryville.
