    Is a tough sale here for 2m block from pjs across from a school and tenant occupied

  2. Yeah I tend to agree. What it has going for it is Cesar Chavez is about to be 50 times nicer than at its last sale.

  3. Nicer than before but still a freeway, but actually I hope this thing sells high, will give me higher hopes for my bernal project:)

  4. A freeway in the sense that Guerrro is a freeway, we hope. Hopefully the calming works. I am optimistic that they know what they’re doing, because they were dead on with Folsom. It is many degrees less stressful to navigate now. And more attractive as well.

  5. The few properties recently sold in this area went for way over asking, and Chavez and the hood has also improved a lot as noted above.
    The new palm trees and silk floss trees on the Chavez median are going to look awesome.

  6. These wood shades make me think of the glasses Kanye West put back in the map a few years ago. Plus it has a gold tooth.

    but aren’t they impossible to keep clean? They would
    seem to be dust and cobweb magnets.

  8. @jlsf Yep, hard to keep clean and no sound isolation. That is a steel pan deck with likely 4-5″ of lightweight concrete poured on top.

  10. The kitchen reminds me of the space station in 2001: A Space Odessey. I’m half expecting HAL’s voice to come out of the microwave.

  12. Hate the ceilings. Don’t care for the rest of the interior either. I like many of the other high end moderns featured here, but this one just leaves me cold and unengaged.

  13. Not bad rent for $100,000 a year! 5% gross yield is great. I’d just rent it and have the renter pay my mortgage. Never sell property unless you just can’t stand it any longer.

  14. What do you think the cap rate is after taxes, insurance, vacancy allowance, and maintenance?
    Someone has to clean Yeezy’s glasses.

  15. At asking? Cap is gonna be like a mid to high 3 %s. Not great by any stretch. In this market one can find lots of properties with cap rates in the high 4s, and if you’re lucky, better, especially in the ~2m range.
