  2. For that amount I don’t know if I’d want to have my backyard up against Mitchell’s Ice Cream parking lot. That place is non-stop.

  3. Style if of course very subjective. Betting the all white was very intentional. And of course if it’s priced right it will go for well above asking in this location in this market. But still can’t get beyond thinking that hiring someone with some professional color experience and an equally professional painter would have been worthwhile. So note to buyer at this point: How about treating the neighborhood to your version of “True Colors” after closing? Thanks!

  4. @Mikey location location location. Seems like a lot more house than those in “proper” Noe, but yeah this *might* not actually even fetch asking due to Baja-ness of location

  5. That’s 4100 feet “per graphic designer.” Does that mean including the garage? Because that’s how the floorplans read.

  6. @someone, your right on the location didn’t realize it was that close to San Jose Ave etc.

  7. looked at this house pre-remodel and thought it would be a duplex like 79 valley up the street. interesting to see if this goes at or above.
    the next door house on san jose sold for more then i expected.
    the architect did this lot a disservice as it had protected property line windows (due to the san jose house’s yard) that could have been expanded for much better morning/eastern light and the rear facade could have had much more glass as well. backyard access also seems…difficult.
    as is the back looks like a 70’s or 80’s era development house in redwood shores. and are all those tiny windows vinyl?
    still, nicer then before and can only raise neighborhood comps.

  8. I am seeing more and more “price reduced” listings in Noe. Things are definitely a bit cooler than they were right after all the Facebook money hit the market back in November.

  9. Just saw it today. It is a 2 unit, with a big sign saying that one wall was going to be filled in prior to closing. Not sure why they are showing it like that.
    This probably explains the discount, it is really a two unit building masquerading as a SFH. Also, the location isn’t really that good, with the back yard backing up to the Mitchell’s parking lot. I could definitely hear San Jose traffic noise even with the double paned windows closed.
    Still, it is huge. Four bedrooms and three and a half bathrooms in the main unit and huge closets. Plus a nice little in-law or an extra bedroom and bathroom (and kitchen) if you wanted to knock down the wall after closing. Would make a good guest suite.
    Not surprised to see it reduced, but surprised to see it just sitting at this price. I will keep an eye on it.

  10. The sale of 33 Valley closed escrow today with a reported contract price of $2,820,000 or roughly $672 per square foot for the newly renovated space.
    Having been reduced to $2,695,000 in June, the sale is officially “over asking” despite selling for 6 percent under original list.
