Halsey Minor paid $20,000,000 for the 18,000 square foot mansion at 3800 Washington, the adjacent 2,618 square foot guesthouse, and the undeveloped lot behind back in 2007.

Having been deemed “abandoned” by the city in 2011 with an order of abatement issued for failing to comply with San Francisco’s Abandoned Building Ordinance, the property was spruced up a bit and returned to the market last May listed for $25,000,000.
This morning, the list price for the trio of Presidio Heights properties was reduced by $4,000,000 (16 percent), now asking $21,000,000. Congratulations if you picked another price cut in your mansion sales pool, or Oregon and California in that other one.

  1. The listing’s description says $25M is price for 3800 & 3810 Washington, + 125 Maple; all MUST be sold together.
    Therefore it’s still 3 lots for 25M I think.
    FYI the MLS has a confusing $25M listing for the 125 Maple lot.
    I think the $21M price is there for the sake of triggering “price change” alerts and giving the listing a new life. But not an actual reduction.
    [Editor’s Note: That’s a error in the listing, an artifact of the old $25M list price. The price for the trio has been reduced to $21M.]

  2. I didn’t know this property still came with the carriage house. I think the place has some serious potential. It’s just hard to imagine how much it would cost to get her where she needs to be.

  5. Needs gutting and total systems modernization, of course.
    The interior spaces are remarkably bad and cramped. Because the building is a scaled down version of the original, you really have to be about 5 feet tall to have the proportions work. Maybe there’s a very rich family of midgets out there.

  6. Tim: yes, the interior is surprisingly clumsy, and the rooms are not well proportioned. The upstairs is awful. A lot of the old show-off houses are like that. With enough money, of course, you could do anything in a rebuild. But when the architect scaled down the original building, the resulting interior and exterior proportions became very peculiar to people of normal dimensions. Walk up the stairs and see; you feel like a giant in the land of Lilliputians.
