Relisted for $849,000 this past February then reduced to $829,900 in April, the resale of the 833 square foot Millennium Tower one-bedroom #17C has closed escrow with a reported contract price of $825,000, off 7 percent from 2010 on an apples-to-apples basis.

  1. In the same bldg, #18c is on the market now asking $925k or $1,110 per ft.², for a 1 bed/1 bath unit with an HOA of $826.
    Purchased last as new construction in October of 2009 for $835,125, the ultimate sale won’t be on an apples-to-apples basis since according to the MLS listing, “this…home has just completed over $100k improvements by well known Black Mountain Construction.” Veblen Goods.

  2. What is the definition of Master? Can the term be used (with a straight face) in a 1BR/1Bath condo?

  3. The issue for me with this building is the parking allotments in this price range. I believe 1 bd don’t come with parking and only some 2 bd come with it. Was this the developers decision to cut costs?

  4. Not only is this a one bedroom, one bath with a master bedroom and bath, but couldn’t a case be made that this is a penthouse as well? After all, it’s on the 17th floor. Never mind that there are floors above it.

  5. Absurd that using a conservative approach to personal finances, a buyer would need to earn ~$250K per year to afford to own a 1 BR econo-box.

  6. Interesting to see all the hype about Infinity residents flipping their units for 50% gains over purchase price while it doesn’t appear units at the Millennium are doing as well.

  7. sfresident: what Infinity hype are you referring to? i haven’t seen any postings suggesting 50% gains, but that sounds ludicrous. i’m honestly not sure if you are being sarcastic or not??
