  1. don’t know the neighborhood well, but it is beautiful. I love that the MLS description actually references Dwell, lol. But it does seem apt…simple, sleek, comfortably designed. Seems well priced for neighborhood comps, which appear to be in the high 400’s psf. Owner appears to have all kinds of equity…bought in 1995 for a third of the current price.

  2. Love it. They set the price to bring in folks from other ‘hoods. Don’t care what neighborhood it’s in – if it sells for less than $900k I’ll be shocked – and damned jealous. $950k is more like it.

  3. Agree with archlee — if I hadn’t just purchased a house for my family last year I would have called the listing agent yesterday and written an offer. Honestly.
    I haven’t seen it in person, and I do think the place is smaller than it looks in the photos, but still — very nice place!!

  4. What a gorgeous house! My one concern would be the amount of green I saw on the decks and tree trunks. It may be something as simple as excess water from an automatic watering system for the deck’s pots. But it could mean that you are in for never seeing the sun.
    While power washing and deck wash would remove the algae growth, this house may have a geographic location that leads to that deck never drying out. Buyers unfamiliar with the neighborhood might want to check when the fog comes in and burns off on a typical day and whether this house is particularly vulnerable to the wind. This is pretty close to Lowell (although not as close to the ocean), which I know is one of the wettest, foggiest, and dampest areas of SF.

  5. The house is gorgeous. It’s a sort of mixed, middle and working class residential neighborhood with gorgeous views and a lot of fog. This mix works well, in say, the outer Sunset – lots of cool restaurants and cafes opening up out there. I am not familiar enough with this area to know if a similar trend is happening.

  6. This is basically what locals call LakeView I think and not “Merced Heights”.
    This used to be an African American area. Back in the day it was pretty working middle class blacks but it declined and got a little ghetto.
    Now there are pockets that are still not great to the south of this place a few blocks. This block I would guess is kind of dreary and lots of Chinese and working class people now. Any shops near by you wouldn’t go to if you are white and middle class
    My uncle lives in Ingleside Terrace which is nice but is many blocks to the north and west.
    drive around here and other less known places in SF.

  7. This house is great, but this hood is no bueno. And no way would I pay this much to live over there. Ingleside Terrace is like night and day to this area.
