  1. From the photos it looks like most of the issues are cosmetic. Of course you’d need a real inspection to determine whether anything deeper is wrong.
    What is the deal with that smoke stain in the fireplace ? Either the flue doesn’t draw well or the previous residents don’t know how to build a proper fire. I’ve got a white painted mantle and surround too though after hundreds of fires it is still bright white.

  2. Agreed EH, I think he cranked the HDR dial a little too far especially on those kitchen photos. They only look realistic to those with a few hundred milligrams of mescaline in their bloodstream.
    I’m pretty sure that even without HDR that smoke stain would scream to be painted over.
    Assuming no deep problems a $20-30K investment could make this place sparkle. A nice deal for a buyer willing to renovate though this will more likely be flipped. I expect we’ll see this reappear after it emerges from the beauty spa asking about $600K.
    Oh what am I thinking, even if there are serious deep problems it will get cleaned up and flipped (sans repair of deep problems) for $600K. Caveat Emptor.
    Interesting that this place is asking roughly one third the per square price of the the Albion Castle

  3. I like the location, actually. It’s nice being up on the hillside and Sutro Heights Park is beautiful. It wouldn’t work if I had to commute downtown, but it’s a nice spot.

  4. Saw it today. Agent reckons it will go for @ $510k Needs a lot of cosmetic work. Every room needs 2-3 coats of paint and the 3rd bedroom is really a room adjoining garage downstairs. Bathroom and kitchen have original fittings and need to be refurbished or pulled out. Oh and the previous owner died in the back bedroom. The patio is a nice feature and the area is good too. If it was to go at or near asking, then i might be interested, but i’ll wait another couple of years being an uber bear.
