With only 36,313 tickets sold versus 38,000 sales required to trigger the “dream house” clause in this year’s San Francisco Dream House Raffle, the grand prize winner walked away with $1,500,000 in cash versus the Noe Valley home at 815 Alvarado.
And as a plugged-in tipster notes, the “$3 Million Dream House” has just hit the market again but strangely enough with a list price of $2,595,000 versus the failed $2,965,000 for four months last year.

  3. Does anyone know the actual square footage? Is this actually a single family home, or a two unit building?
    I still think it is a nice place, though not really keeping in the authentic Arts and Crafts tradition. Why no photos of the kitchen? Did all the comments about the excessive number of stoves get read by the listing agent? I can’t remember, where there two or four?
    This is really a great location.

  4. Tame the massive concrete driveway with smart brickwork. Would be so much more welcoming & in keeping than this intensely car-centric facade. The a&crafts design notwithstanding. IMO

    interesting, this morning the MLS had 24 pictures, each one with a caption, and now the MLS only has the floor plan.
    I wonder if it’s just an updating glitch or something.
    The house is nice enough on the inside, although definitely an “interpretation” of arts and crafts as opposed to true arts and crafts. but the exterior shows well, stretching notwithstanding.

  6. Reminds me of, when I was living in Thailand, the enormous, raised teak-wood mansions that wealthy Thai landowners would build, imitating the traditional Thai-style home on stilts. An ostentatious interpretation of a charming original.

    Overblown. over-designed, weak interpretation of Arts & Crafts.
    Poor layout, esp walking completely THRU the living room to get to the rear of the house; should have been a gracious side hall. Kitchen is ridiculous with 3 ovens.
    Concrete driveway large enough for two Hummers.so much for being eco-friendly.

    The permit history hasn’t changed since 2003, so if it had permit issues recently, it still does. The permit history is quite convoluted with numerous renewals, and it doesn’t look like everything got closed.

    Yeah, it just doesn’t feel Arts & Crafts to me.
    Poorly designed kitchen, from the little I can see.

  10. eddy, Ya beat me by a couple of minutes (sfgate has my number). Only worth $2.8million this year (the house, that is). Perhaps we should offer a prize to the first person who locates the address of the dream house.

    This property has been on and off the market in the past year, at least since June 30th.
    The fishing expedition started at 3.95M according to sf.curbed
    The site 65mountainspring.com still shows 3.275M
    SF Block Hopper has a Google link showing $2775000 dating from September
    Redfin has 1 other price change then the property was pulled in December.
    The raffle says it’s a 2.8M house, but they’ll give you 1.4M in cash if the house is not in your liking.

    One recently completed permit says “REMODEL 2 BATHS, MASTER AND GUEST BATH IN LIKE KIND. RAISE BEDROOM DOOR TO 6’8 AND CHANGE BATHROOMS DOORS” for $27,500. There’s another completed one for replacing a window in the MBR. There are two issued but uncompleted stucco repair and roofing permits from 2008.
    The tax record says:
    Beds: 4
    Baths: 3.0
    Finished Sqft: 3,513
    Unfinished Sqft: –
    Total Sqft: 3,513
    Floors: 4
    Does that mean the two half-baths were without permit, as was an additional 600 sqft?
    The quoted price of $2.8M is less than the PPSF for 50 Mountain Spring assuming this house is 4100 sqft and 50 Mountain Spring’s square footage is accurate per tax records.

    Seriously, I love the area but a bit on the wrong side of Clarendon for my taste. Too Twin-Peaksy, not enough Clarendony.
