1561-63 Shrader

While Francis Joseph MacCarthy gets the design credits William Wurster gets a nod. Built in 1955 and spanning three lots, the Mid-Century Modern home with carriage house at 1561-63 Shrader has hit the market “for the first time in 25 years” asking $3,875,000.

The tax assessed value for the property was $634,198 in 2009.

  1. to say this place needs some work on their curb appeal and/or [facade] work is an understatement. looks like a an old law firm building.

  2. The facade is… well, you can see the photos. Not particularly pretty, but fine. The facade merely functions an an entry a pretty phenomenal setting. I have heard “urban oasis” used endless times in this business, and this is the first time it actually qualifies. Indoor/outdoor flow and views are beautiful.
    Also, it’s about $875,000 overpriced.

    Agree with @Sambo, about $875k too high, even considering the jumbo 8k+ sqft lot is worth a cool $2M.

    It doesn’t actually span three lots, maybe more like 1.5-2. If you look at the lot, it’s L-shaped, and its neighbor 1567 takes up most of the alleged “third” lot at almost 3300 sqft. This lot is almost 8700 sqft, so it’s not quite twice the size of the normal full-sized lot on this side of the street. Its next door neighbor 1555 is about the same width at the street but doesn’t have the “L” portion at the back and is about 7000 sqft. Most of the rest of the lots on this side of the street are 4500-5000 sqft. It’s more like there were four normal-sized lots that got split over 3 houses, and this one got a little under half of that space in an L-shape.
    Still, having that carriage house up front is nice and so is the garden. These views are not what gets the big bucks in SF, and so $3.875M seems a bit high.

  5. That video is absolutely ridiculous! I can’t believe the real estate agent is trying to sell a multimillion dollar house with that shaky camera work, used car salesman schtick and open button down shirt.

  6. I have lived on this block for years and like it very much. i really hope they get this price, for obvious reasons (!) but this is really is not a $3 MIL neighborhood. It is hard to imagine someone being into a house for $4 MIL anywhere south of California Street. esp with curb appeal = o. I cant recall the largest, nicest reno house on Ashbury or Masonic selling over $3 MIL. although someone here might.

  7. I think the video is fine but the audio is more sketchy. Why real estate folks don’t do what Jim the Realtor does down is San Diego is amazingly dumb. Video video and more video…w/ better audio.

  8. Classic. A two week fishing trip to catch the “one” as in “it only takes one”. So no trophy catch today and on to simply catch dinner.
    I can’t blame the seller for trying though.

  9. It’ll show up as $100K above asking and less than 60 days on the market. Sambo wasn’t far off and neither was jason, with a closing of $2.895M. A pretty good result for the seller.

    [Editor’s Note: Has the industry stopped publishing aggregate “days on the market” and “sales price to original list price” reports as barometers of the market?]
