706 Mission (Mercantile Building) and adjacent lot

Millennium Partners is dusting off plans for a highrise condo tower at 706 Mission St. in San Francisco after two years in which the financial crisis brought planning to a virtual halt.

The project calls for Millennium Partners…to build a condo tower on a site made up of a 9,000-square-foot parcel the Redevelopment Agency owns and a 16,000-square-foot parcel the developers bought in 2006. The tower would house a 35,000- to 40,000-square-foot Mexican Museum, which the developers will build at no cost to the museum. Both the museum and condo tower would be connected to the historic Mercantile Building at 706 Mission St., a 1903 structure that the developers would restore. The height of the residential tower, which is being designed by Mexican architect Enrique Norton’s TEN Arquitectos and San Francisco-based Glenn Rescalvo of Handel Architects, would likely be between 450 and 550 feet.

The environmental impact report (EIR) is in the works along with entitlements, and construction could commence “late 2011 or early 2012.”

  1. When high rise res construction recommmences, this would be the place to do it. When is the big if.

  2. this is a nice location. glad to see it’s going forward. believe it or not, we need more inventory. my guess is that there won’t be any parking though.
    does anyone know any updates about the 201 folsom project from tishman?

  3. Well, the city has a newly built parking garage right under this project. I would assume there could be some sort of long term lease arranged to provide some parking for this project. Despite the popularity of the 5th and Mission garage, I don’th think that this garage (is it called Jessie?) has very high occupancy.

  4. I looked for 2 years before buying my first home in San Francisco, and it was right down the street from here at Museum Parc. Let me tell you from personal experience that this is a fabulous location to explore the city from on foot. It is so close to great food (i.e. One of the best burgers in the city: Moes), culture (MOMA), entertainment (Metreon), shopping (Bloomingdales) and adventure (Ferry Building to Angel Island, Sansome steps to Coit Tower, XYZ and the W Hotel, Pac Bell Park, etc.)
    I like movies, art and food, so I’m probably biased. At the time I lived at Musuem Parc I was working at Charles Schwab as a consultant. They moved me around a lot (45 Fremont, 211 Main, 101 Montgomery, etc.) but I was always able to walk to work from here. There is something about walking to work in the morning in the city that energizes you. I was always excited to wake up in the morning and go.
