According to a plugged-in tipster, 3450 Washington will be San Francisco’s 2010 Decorator Showcase home. The 1929 Georgian Revival Presidio Heights mansion was purchased for $18,000,000* in 2001 by the Sperling’s (think 2845 Broadway).
In the words of our tipster: “Posthumously attributed to Architect Willis Polk…[seems] to have been on and off the market ever since.” And while it’s currently not official inventory on the MLS, it is active on agent Joel Goodrich’s website with a “price upon request.”
You might want to take your before tour now (before it’s too late).
UPDATE (5/3): Never mind that $18,000,000 number (perhaps that was asking). Tax records actually support a 2001 sale around $16,750,000 for 3450 Washington while a reader suggests the price was actually $15,800,000.

  1. According to the Showcase History site, it was back in 02. I noticed some activity there as of late and somewhat expected a return to the market… But if the house next door couldn’t move for 12ish, I can’t imagine that the Sperlings are going to get anywhere close to their original purchase price – but you never know!
    [Editor’s Note: Close, but while 3540 Washington was the Showcase home in 2002, this is 3450.]

  3. terrible website for this property.
    the exterior is gorgeous and it is uber prime location.
    seems like a tough house to move in this economic climate, but maybe it’ll appeal to a banker with a super bonus.

  4. tThe whole tie discussion is funny… and btw, it looks like vintage Versace so “Better” is subjective… and moot.
    As for the house, I have a request to other designers; please don’t destroy the magnificent paneling; but feel free to rip out the hideous (imho) shell “Birth of Venus” insprired bath fixtures.

  5. Why is the only large picture on the website of the realtor instead of the house? I could care less what the used house salesperson looks like. Show me floorplans, views and better information please.

  6. Love this house. I guess Joel has a contract to just sell all of the Sperling homes. The Sperling sales are generally not used as comps on the high end due to the excessive prices paid during the land grab. Many a luck seller who found the Sperling buyer.

    Sigh, I guess the occupancy rate of a house is inversely related to its value. These are more status objects in the collection of the wealthy than places within which to live. Kind of like those $300K exotic cars that never get more than 3 digits on their odometers.
    There’s a couple miles of super prime property along Lakeshore Blvd. in Incline Village that is like this. I’d be surprised if even half of these prestigious lakefront mansions are occupied for more than a few weeks a year.

  8. Thanks sfcondoguy, but now I have been snooping around the site and am beginning to think Joel may be the reincarnation of Vincent Friia.

    Thia ia strange because Friia was known for his “fabulous” New Years Eve trip-parties that were in places such as posh restaurants in Paris or palaces somewhere in Europe.
    I guess some things never change.

The Decorator Showcase may get it’s own thread, but it’s worth noting the Sperlings (who I think live in Montecito now) are trying to dump one of their other massive homes in the city, 2323 Hyde, for 18.7 million using the same agent. I guess they’re keeping the 19.5 million asking price for the Washington St. place. Thus three of their “mansions” are now for sale for a total off market price of 103,250,000…. Any takers? I thought not.

  10. The sperlings over-paid on all their properties. They are not even used as ‘real’ comps at the high end by top agents. Not sure if Joel was the buyers agent on all the purchases. Anyone?
