It was seven months ago a plugged-in reader Laura suggested an $800 per square foot target for the new Noe Condominiums known as The Summit at 4121 Cesar Chavez which were asking over $1,000 per square foot at the time (and subsequently reduced).
Last Thursday (1/8/09) 4121 Cesar Chavez #4 closed escrow with a reported contract price of $950,000. At 1,274 square feet that’s $746 per square foot for number four. No word on whether or not it was Laura (or another similarly plugged-in reader) who made the purchase, but don’t forget those housewarming invitations if so.

  1. If someone was saying to wait for the (psf) price per square foot for a condo in Noe Valley to be around 800 per sqf then what should poeple expect the price per square foot to be in Soma. Are the condo prices such as in the Infinity suppose to be approximately 800 per square footor what? Does anyone know what is going on with sales at the Infinity?? What would a realistic condo buyer expect to pay for a new condo located by the water at the Infinity??? Does anybody know of a recent sale at the Infinity?

    #3 closed for $1,352M in October of last year while #1 closed for $1,198M earlier this month. But I don’t know the square footage of either.

  4. I don’t know what’s going on with it, but the MLS shows that it went into contract on 11/26 after a nine day marketing period. The status has remained the same ever since.

  5. I’ve been in all 6 units and all 6 have at least a partial view. A couple of units have spectacular panoramic views stretching from the SF skyline to Bernal Heights. Unit 4 has a view of the bay bridge, SOMA skyline, and the surrounding areas from the living room windows.

  6. I looked at all those places. The views are quite spectacular. And the great room of of the kitchen in each unit is quite nice.
    But the 2nd br in #2 and #4 is really quite small. And the HOA are really high for what you are getting (or not getting). Couldn’t jusitfy paying those HOAs

  7. ONe of these was on the MLS as active contingent and the asking price was at 1.59, but is no longer there. Does anyone know if that really went for close to 1.6?

  9. Number six must have been changed from Active Cont. to Withdrawn yesterday. Don’t know what happened. It will be public record in a month or so if it sold.
