While a tipster suggests 1601 Monterey sold for full asking ($5,400,000), public records suggest a contract price of slightly less ($5,000,000). Either way, the sale closed escrow last month. Let's not forget those invitations to the housewarming.

$5M is still a LOT of money for out there. I know it sold for a little over $4M in 2003 and was then extensively renovated (I saw the trucks all the time - I lived around the corner basically), but still I am surprised that it sold for this much in this environment. I estimated $4.5M and I was wrong!

For a large house on a fairly decent sized parcel of land in SF...$5M really doesn't seem that bad even in this environment.
