  1. Looks like the co-listing agent James Nunemacher was the buyer in February and then transferred it to “M-J Sf Investments LLC” in March. Would that be one way to get around having to make a “seller is an agent” disclosure?

  2. Talk about speculation! Over twice what they paid for it. House down the street is on the market for $2.6M, much larger and higher quality finishes.

The upgrades are a great improvement, yet it is still appalling that residents of St. Francis Woods, arguably the most leafy of all San Francisco neighborhoods, couldn’t get an architect to do a real tudor. That house is still just plain wrong in the way it fits together. It looks like the original builders insisted on a fifties floor plan with tudor design elements. Don’t do that!

  4. That is appalling the residents of a leafy neighborhood couldn’t force floor plan changes on the neighbor…almost as appalling as treeless noe valley not forcing everyone to keep the victorian floor plans.
