3074 Pacific: Courtyard
Built in 1952, designed by Joseph Esherick, and remodeled in 2005. And akin to an Eichler, designed to integrate with, rather than separate from, its surroundings (although not to the same extreme).
∙ Listing: 3074 Pacific (3/2.5) – $4,500,000 [sfproperties.com] [MLS]

  1. Shouldn’t there be flames shooting up through those stones ? For $4.5M I want flaming landscape features, dammit !
And for $50M properties I expect a pool of sharks with fricking laser beams strapped to their heads.

  2. It’s already been sold… Normally I’d expect it to go about 1 million over asking, but I seem to have heard about the DJI having some mild issues today. So we’ll see. What this does represent however is really aggressive pricing by Coldwell Banker. With a few exceptions, their top agents are being extremely conservative. Malin’s own 2714 Pacific is now priced lower than it was just a couple of years ago…

  3. Who knows, someone may want to use this as a “home”, and maybe even raise a “family” in it. I like the calm interior and agree that it is nice not to see the usual nonsense such as flames shooting out of backyard stonescapes. I am still one of the last holdouts that believe you should want to buy a home because you want to live comfortably inside of it, not because you want to make a design statement to your friends with it.

  4. I disagree. I think the entire purpose of a house is to have something that can be photographed and published in Elle Decor.
Just kidding. The purpose of a house is either to raise a family or to have a great place to make out. Either scenario requires some sensitivity to comfort in the design.

  5. the mls is still there. It says pending.
If a seller doesn’t want the info disclosed it can remain that way forever. Like the mono street property right next to caselli that went for well over 1100 a foot rumor has it.

  6. We love this house, and it was a great project to stage. Our firm also did the interior design for the sellers. It’s a very warm and livable space… not to mention a great address!

  7. 3074 Pacific sold today for $4.65M – a mere $150K over list price (and all of 5 DOM). Property Shark shows square footage at 3,300 so the price / sf was about $1,400. Also shows that the previous sale was for $3.5M back in May 2005. MLS doesn’t show this sale, but shows an expired listing from June 2004. Comparing the current pictures with the ones from 2004 it looks like pretty extensive upgrading of kitchen, baths, and of course that courtyard. Multiple permits pulled at DBI including a building permit for $100K. Seller is a big defense contractor from Northern VA.
Credit crisis? Malin’s clients just stroke a check.
