While we might be a bit underwhelmed by the “luxury/chic/designer remodel” of the kitchen, we’re most definitely not underwhelmed by the terrace and views. Have a safe fourth of July.

I'm a sucker for city views... it makes things seem so much more cosmopolitan to me for whatever reason.
not big on the place, but you can always change the interior!
price seems reasonable, no? (not including that HOA)

that kitchen looks like it was transplanted from a 1950's tract home.... and it just shows what great staging and Photoshop can do...
By the way.... "pied de tier"?... if you're going to try sound chic when you don't look chic, at least get the French language right. Pied a terre, .... merde!

I used to live (rented) in this building. It has some of the best views you will find, and the dues are indeed high but there is a 6-day a week doorman and a car elevator for a second story parking garage. That said, the biggest downside is that you are smack dab in the middle of Chinatown. It is VERY loud (and I was on a higher floor) and traffic can be terrible. I walked to work every day (still do) and the few times I drove, or the many times I took a taxi, were madening.

Not the type of interior we are used to in SF, but I guess with the reasonable price you could spend some money updating the place.

My friend lived on the 14th floor of this building, views are spectacular of course, and i liked the layout with no shared wall separating the bedrooms.

What a great condo! I think the remodel is really nice. I love the kitchen - I would not change the interior at all. I would move right in. The location is fantastic. I have friends in the building and they love everything about the building. Nob Hill is the absolute best place to live. Wow, those views are amazing.

I've been in the building before as well and it does have great, great views. Nob Hill isn't really my cup of tea, but this is an outstanding price for a super property.

off clay ,one way so you must go west on clay at stockton to get there. This is not nob hill

I love the staging. I guess you are only supposed to invite two people over for dinner, because there's no way anybody can squeeze into the chairs between the table and the wall.

That is one ugly, ugly building on the outside. The price the rest of us pay so those inside can have views . . .
Built in 1963 = brace yourself for special assessments as major systems need to be repaired or replaced.
The view of Coit Tower is great, but I would never want a view of all those skyscrapers staring me in the face.

Wow. What a great deal, those are fantastic views. Sure beats having to look at the high rise views at 1 Rincon (aka huge views of a dirty freeway and a gas station). Not nearly as expensive as the Infinity either, but the views are as nice.
I don't like Nob Hill as much as other areas of the city but relative to what they're charging for SOMA properties, its a good deal.

It's a fairly good deal, but what's the deal with those absurd HOAs? Probably doesn't even have a gym or pool given that it was built in 1963. It makes the ~$750 HOAs fees of SOMA high-rises seem like a bargain considering all the modern amenities you get with them (24/7 doorman, pool, hot tub, gym, etc.). The price per sq. ft is pretty good at the moment, but given that you're right on top of Chinatown could be a problem as one former resident pointed out. But seriously I'd really like to see what the HOA budget is going towards.

Why do we see comments again and again about 1RH having views of a gas station ? Isn't the gas station at street level and across the street ? In order to see that refueling site anyone 10 floors or above would have to stand with their noses pressed against the glass and looking almost straight down.
I think that most residents will be taking in a more relaxed, longer distance view.

That is not true at all. I was shown a unit on the 29th floor of 1 Rincon as well as the 25th floor and the gas station was very visible. I did not have my "nose" pressed to the glass as you say. If you walk around at all in this type of unit, you will certainly see it.

Wow - great views [which I am a sucker for] and some nice upgrades in the kitchen and bathrooms. But the 1000 sq. ft. is a bit tight, and that's $975 per sq. ft for a building built in 1963 with [I'm guessing] fewer amenities and a $900 per month condo fee, which exceeds ours at ORH by 15%, even though we have almost 1300 sq. ft. Good for the seller - he did well.
