While the original 2,200 square-foot red-bellied Tudorbethan (69 Waller) sold on January 10th for $1,100,000, the 4,000 square foot upstairs mate (71 Waller) is on the market today for $1,749,000.

Somewhat vertically challenged on the top floor, but hey, there is an authentic “Japanese tea room” below. And don’t worry, we’re guessing those late-night doorbell rings "petered out" long ago...

Well, there certainly are lots of scuzzy homeless/druggies in the area, but I never thought of that block as potentially dangerous in terms of violent crime. Is that true?

Anon's comment about kevlar demonstrates that he/she knows very little about this area. This is not an area with a lot of violent crime. Not even close.

If I hit the superlotto I will buy this post haste. What a cool property and boy you want to talk about a central location. Not too sure about the blue cabinetry but that could be remedied.

this block may not be a kevlarr block, but the violent crime rate is really high jsut 3 blocks away. Personally I like to be able to walk more than 3 blocks from my home at night.

Totally not a dangerous neighborhood at all, it is in Hayes Valley for crying out loud. The owner is my Zen Master; retiring from his career as an architect and planning on moving to France. The "blue" cabinets are actually a blue-green lacquer and were imported from Germany. I wouldn't consider changing them at all, to me they are the selling point of the kitchen!

1.7 Mil for a refurbed condo in the "upper market"? The buyer should convert the tea room to a sauna cuz they're going to take a major bath on this place.

I doubt that very highly. It's testing the waters, true, but it's practically 4000 feet with two car parking and it is Hayes Valley. I guess it will sell for nearly asking or better.

I really like the area. A friend bought a nearby condo and loves it. And at $440 psf, i've got to agree with fluj.

I would consider any block adjacent to Octavia Blvd to be in Hayes Valley.

hayes valley ends at oak st IMHO. the link you provided was made up by realtors. it has the whole lower haight area listed as hayes valley.

this is lower haight.

Haha, ok, well, I would consider anything lower than Laguna to not be in the lower haight. I do agree that that map extends hayes valley really far west.
