An Update On Those Acronyms And An Apple In Pacific Heights

1392 McAllister and 2243 Franklin

The list price for 1392 McAllister (which sports a great comment from a plugged-in previous tenant) was just reduced $99,000 (9.9%). While the list price on 2243 Franklin (an apple in Pacific Heights) was just reduced $80,000 (now listed at $1,195,000 while purchased on 5/31/07 for $1,250,500).

I visited the McAllister property - funky floor plan with a huge suite upstairs without real closets or a bathroom. Main floor has a funky floor plan as well with a bathroom between the kitchen and one of the bedrooms.

Was that the house where they'd have parties where you'd say, have to go through a maze made out of cardboard boxes with jello moats to get in?

Wow. So the Franklin house is now being offered for 4.4% less than last May. Have prices in Pac Heights really fallen over 4% in just a year? I know Franklin is a busy street, but I don't think it's gotten 4.4% busier in a year, has it? Assuming 5% commission, this could be a $115K hit in a year if it sells at the new asking. Rough math. But I'm sure a bidding war will erupt soon.

I went to the 1392 McAllister open house as well, about a month ago. Lots of people were there. Nicely appointed, but the layout is totally bizarre, and no bathroom in the master "suite" (attic) combined with no parking makes it a tough sell.

Anyone know what is up with 1374 Hayes? 4/2.25 in NOPA (does not appear to be project adjacent) for $699?

Looks like it just fell out of escrow and got relisted at a lower price.

an expensive tic, no parking, stucco fronted (meaning they stripped all the old woodwork off the facade), needed a remodel...what else do you want to know??
