For those who don’t put a lot of faith in renderings, but have long been interested in the Homes on Esprit Park development, three “preview” units in the South Court are now open to tour. One of which is either #S102 or #S302 (they share the same floor plan/photos).

  1. Isn’t this development right next to the bayview projects? I think they are a bit expensive for the area. Nice development though!

  2. *Not* in Bayview or near Bayview projects. Between Minnesota and Indiana starting at 20th St and heading south about a block (hard to tell, there’s no 21st St). Closest projects are on the SE side of Potrero Hill, maybe 7 blocks away? 25 Sierra etc. is a lot closer to them.
    I like what I’ve seen of this place a lot but wonder if it isn’t a little overpriced.

    I think this is a promising development but like other posters seems a little overpriced for the dog patch… sorry central waterfront.

  5. Holy wide angle lens on that first listing photo! Kitchen looks nice as does the bedroom. Doors over the tub/shower make an otherwise nice bathroom like cheap. I find it strange that the TV is mounted in the “dining room” rather than across from the couch.

  6. i’ve seen the models: the TV is actually mounted across from the couch — the photographs might distort the placement a little.
    i don’t have too much to say about the price per sq ft, but i think this is a great development. full disclosure — i live in the neighborhood and know some of the folks attached to the project. there seems to be a lot of variation in floor plan/layout/size/light among the different units, i don’t know if that’s a good thing or a bad thing.
    also, the folks at A16 (on chestnut) are opening a new restaurant in the building — definitely an upscale installment in dogpatch!

    I suppose if you can’t get a Whole Foods in to try to sucker the yuppies into moving into a lousy location for way too much money, the next best thing is to offer A16 a two year below market rent deal to sucker the yuppies into moving into a not great location for way too much money. When A16 moves out in two years, you’ve sold all the units so who cares! You can just move a dollar store in there later – suckers!

  8. Nice development and great use of an existing structure. I’m not a fan of the location though, HW280 overlooks the project and can be quite noisy.
    And what ever happen to the sales office’s promise to all buyers guaranteeing any price reductions on future sales?
    Did that promise hold?

  10. Is Esprit Park looking any better these days? My understanding was that the developers had pledged to help maintain it, but it was looking pretty ragged the last time I saw it a few months ago. Lots of potential there, but it needs some TLC.

  11. Nice–even better than the renderings! That people would complain about this classy dogpatch location strikes me as strange, but if such perceptions bring the prices down a notch then I will be extremely grateful for this clash of tastes.

    I liked you better when you were sobbing hysterically because you actually know someone who’s selling their home at a loss. You poor thing.
    This is a good development, and a truly interesting emerging neighborhood. I just saw a homeless guy take his pants off at California and Battery, so let’s stop pretending that ANY neighborhood is immune from that civic embarrassment.
    Also – not that close to 280. It’s the 20th St. ramp that’s close. And quiet.

  13. The kitchen pix are misleading — both listings show kitchens that must be from both units. One view with open kitchen (dining table in front), and another with galley kitchen. False advertising?
    [Editor’s Note: Nope. It’s the exact same kitchen (of one of the two units which share the same floor plan), just a few different perspectives.]

    This is a nice development – we’ve seen it a few times. Models opened this past weekend and are quite nice. I also agree it’s a very interesting and emerging neighborhood. It’s a shame that most of you never get off the chair in front of your computer or outside of the safety of your own neighborhood to actually see what any of these places look like.

  15. I went into the sales office and saw some of the renderings when the units were first being offered. I’ll wait until I can actually see a unit before I come to a conclusion.
    Regarding the neighborhood, it’s not that bad at all. It’s an emerging neighborhood that already has it’s share of places to eat and drink and the park should look nice once it’s done. I still think the units are a little overpriced, and it’ll be interesting to see how it does.
    I agree with anon @ 5:07 PM – for all the insightful posts here, there are certainly a fair share of asinine ones.

    My mistake, I think it’s the potrero hill projects that are around 4 blocks west on 22nd from Minnesota.

  17. longtime reader, first time poster. hi.
    i live across the street, and 280 doesn’t seem like it’ll be as much of an issue as 20th street. the building comes *right up* to the 20th street overpass. stickers have already been slapped on the wall advertising something or other; i’m waiting for the real tagging to start. there’s a pool going on how long before some idiot tries to scale the building by shimmying up the lightpost. (take a stroll up 20th, you’ll see what i mean)
    my partner and i took a look at it sunday to see what’s been kicking up all the dust. meh. i don’t think it’s bad, but we’re not the target audience. (we play with the drill press and epoxy in the living room…a little to rough and sloppy for a straight up condo)
    for some different fun in the block, take a peek at 1067 tennessee. it’s been empty as long as we’ve been here, but it was just inspected and opened up to look in last week. strolled through that one, too. also not our speed, but fun anyway.

    I agree, sometimes the negativity on this site is tiresome but I actually like this project alot. I have visited this development along with many other developments in the city and this is surely one of my favorites. The floorplans are nice, the finishes are above par and the orginal brick buildings are beautiful.
    That being said, I do not like it’s proximity to the projects and the pricing seems a bit high for the area. I moved into a loft in Emeryville in 1999 and just sold so I do not feel like being an urban pioneer again.

This is actually a really nice development – the location is definitely up and coming, but I agree with anonosaur – you would have to be a bit of a urban pioneer to want to live here – it’s a bit gritty around the edges and the projects up on the hill on the other side of the freeway are just an eyesore. I think it will continue to change, however, and this development will speed the evolution along quite a bit. The units and finishes are very nice.

  21. I’ve been a fan of the feel and finishes of Esprit Park so was looking forward to seeing the models and went on Saturday. I really liked the two bedroom unit model with window facing minnesota and bedroom with huge windows facing the courtyard. Priced at about $1M per the salesperson. The one bedroom has 835 square feet but the living room area felt tiny. The pricing is definitely an issue given the area is transitional but this development has some genuine personality and I think it will find its buyers at a price point only 3-10% below where they are now unless the economy really takes a dive.
    We walked in past Esprit Park on Saturday afternoon and there were a couple of people reading and getting sun, one woman exercising and a lone “sketchy person” hanging out but seemingly unobtrusively ( yes, I know how that sounds – whatever). I’d say a buyer should like the idea of Esprit Park being next to the development but in reality it will be rarely used by them. The units near the 20th street walkway…well, that’s a big question mark.
    Salesperson said first move ins in July. I wouldn’t expect anything before September. Construction seems to be moving slowly.

  22. I just heard last week from a friend who does nonprofit development for a living here in town that the Potrero Hill projects are going to be razed, soon. We’ll see about that. We all know what “soon” means here. But they are way overdue.
    Regardless, those projects are actually pretty far away from Minnesota st in all practicality. They are seven or eight blocks up a steep, relatively inaccessible hill. There are many other projects in town that are actually closet to “nice” areas. They are definitely an eysore, tho. But this development is firmly in the path of progress the city would like to have happen.

  23. I would think that for 6 tenths of a million you wouldn’t be eating in your kitchen. That pretty much sums up the craziness of this whole subject for me.

  24. Well, I never really considered myself a pioneer before but I guess since I’m in contract for a 1/1.5 at Esprit I get to use that title. So along with my condo I get a new identity! Included in my purchase price at no extra charge. No I won’t tell you what I paid.
    What supported my decision was Caltrain and 3rd St rail access, historic features of the project, adjacent to park, low rise development, top of the line finishes, and large unit compared to other 1/1’s on the market. Ultimately I think this area has no choice but to come up a bit due to the 3rd St rail and the Mission Bay development. I’m worried about how we’ll compete in price down the line with the units being developed around 4th/King but I think this development is very different (less traffic on game days) and will not be an apples to apples comp for those monster buildings over there. Fringy area for sure at Dog Patch but neighborhoody too and I’m willing to jump in and be a part of it.
    There’s a negative to just about any area in the City in this price range. I think the negs here are mitigated by the access to public transportation, building amenities, and rapid development near by. Other areas you get negs but not much on the mitigating factor side except for price reduction. This building and location has the opportunity to be the face/identity of DogPatch development. I’m looking forward to being a part of that.
