I used to live in this building, and one big negative is the penthouse is located on the common roof deck. Makes for a strange situation if your neighbors are throwing a party right outside your bathroom window.

Am I the only one that thinks that last pic on the listing looks like this listing is giving the middle finger to the beloved air purifier? :-)

Given the recent transaction history and turnover how are they pricing this so high. Was there some sort of big upgrade. It is original at least---although roof parties could get a lil weird.

These are *real* penthouses, not the usual top floor units being called penthouses, and from that standpoint alone I feel they have some merit.

However, that said, a friend lived in PH3, and there were some odd disadvantages. It is sweltering up there in the summer due to radiated heat from those gravel rocks; and on rainy days one is bound to get soaked running from the elevator to one's front door on the uncovered walkways.

How about the smaller unit in the same building on the 2nd floor that just went into contract asking 1,350,000?
