2405 Folsom: 'Modern' Kitchen
Following in the footsteps of the signs, the website for 2405 Folsom is now up and fully functional. As previously noted, it’s six condos in total. As not previously noted, units 1,3 and 5 tout one kitchen type (“Classic”); while units 2, 4 and 6 another (“Modern”).
Apparently the bar stools are timeless.
And while a plugged-in reader notes that one unit (a “Modern” #6) is now on the MLS, we haven’t noted any updates regarding the status of the trees.
UPDATE (6/24): 2405 Folsom #6 closed escrow on 6/23/08 with a reported contract price of $1,199,000.

  1. Absolutely terrible area..
    priice should be more like $450//sq ft for this neigborhood.
    Inside looks nice, so if you plan to park in garage and never walk outside, could be a nice home.

  3. Love the bathroom. The “classic” kitchen….not so much. I don’t know the Mission well enough to guess as to whether $630 per square foot is high for this area, though.

  4. I love the Mission. But it goes block to block. This part of the Mission is well located and fine, but this particular corner is a little loud and central. Having said that, I’m sorry, I just can’t imagine $1.259 million for THAT condo in THAT building with all those other units?? Mission or not. That’s insane. Over a million, sure, fine. For privacy and a yard and some history, I’d pay that money. But one and a quarter for a brand new fugly building like that? I hope the seller has the last laugh and I’m wrong……

  5. I lived one block away from this place on Shotwell at 20th until Noveember.
    As Lisa says the Mission is block to block. This is not a good block. Prostitutes work the Shotwell and 20th corner, homeless people defecate in driveways and on cars, and the sirens from emergency vehicles were audible every night. After 1.5 years my wife made us move – she did not feel safe walking in the neighborhood at night and there were no signs whatsoever of gentrification.
    That said I like pink kitchen though the views on the website look like they are from the roof.

  7. look, people have different (sometimes strong) opinions about the mission. i’ve been here for 4+ years and love it. i’m on alabama st @ 22nd st.
    although i agree that the mission changes character block by block, i do not think folsom/20th is bad. it’s not the best, but it’s not bad. but, these condos do seem about $150-200k too pricey.
    i also must correct dodd,the corner of shotwell/20st just acquired a brand new 6 unit bldg, with high end units. matter of fact, the units are quite similiar in size to the folsom project (~ 2000 sq. ft.) and they sold pretty quickly, for i believe a bit over $1 mil each for the top units. so there is definitely gentrification going on in that specific location, as well as in many other parts of the mission. it’s a great neighborhood, alot of diversity, very vibrant, great weather, food, etc.

  8. I live on Shotwell between 21st and 22nd, which is like a gem, truly a tree lined paradise, the best in the area. So, the block to block comment that Lisa said is correct. I wouldn’t live at 20th and Folsom. But I live two blocks away on the Shotwell corridor and love it. As for the other comments, I think the hookers are closer to 17th and 18th street, another world–and defecation is rare, except by dogs. The best comparable to this listing is indeed the new places at 20th and Shotwell. They are much nicer, and it’s only a half block away, and they cost WAY LESS (-20%) than this listing. I don’t get it. Why? Finally, this building is housing El Faro supermarket. That will either turn out Latino-crappy or Latino-fabulous. It goes either way in our neighborhood, and that will really effect the quality of this building. The young Latins do it better than the older generation, frankly. Just look at 24th Street. Young & gorgeous, or Old & Tacky.
