Why 1212 Arguello caught our attention (other than the colors): 2,355 warranted square feet, 320 unwarranted (a.k.a. the in-law studio with new bathroom and separate entry); great outdoor space (deck, yard and even a little "art studio"); a full set of floor plans (which should be mandatory as far as we’re concerned); and some nice original detailing (that it just kills us to see covered in paint).

Two or three years of elbow grease could turn this place into a beaut. Multiple fireplaces is all kinds of win, though the hyper glass bathroom looks quite tacked on.

I had no idea there was a little orphaned piece of Arguello up in the hills, though!

I also didn't know about this undiscovered little stretch of Arguello - quite a little gem this house is. But what were the people thinking who staged it? The lovely house should have been staged right out of Pottery Barn, but instead it looks like Freak House. All grotesque with animal skins, dirty shag rugs and hideous mud colored walls inside. They'd get more money for it if they painted the inside and left it empty!

This house includes a Merry-go-round ? Man, talk about a unique feature. Perfect for a large family. "Kids, get out of the house and ride the merry-go-round. I'll call you in when dinner is ready."

Add a calliope and you have a unique one of a kind SF property.

Okay, peeked in the open house today and saw some small improvements since the flyer - though its still a drab inside paint job compared with the cheerful outside. Many odd little things like an awesome pantry and deep freeze (left uncleaned!?). But there is a jewel of an art studio in the back that makes me overlook everything. Think I will be recommending it to my out of town friends after all.
