Park Terrace Townhome Dining
While only seven condos at Park Terrace (325 Berry) are currently listed on the MLS, according to SF New Developments there are 33 (out of 110) remaining in the original inventory (which would be 70% sold).
That being said, while SF New Developments also notes that there are now “only three 1BR’s left” (#422, #522 and #719), we’ll note that #608 (a one-bedroom) is one of the seven which are listed (which might suggest there are actually 34 condos remaining to be sold, if not more).
And despite the broker’s bonus for moving townhomes, it also appears that the townhomes remain a tough sell as 11 of the 15 remain unsold.

  1. I’ve not toured these places, but if that hanging fixture is any indication of the finishes, these are very nice as that fixture is anwhere between $1,500 and $2,100 depending on the lights. Maybe just part of the staging to compliment the qustionable knoll knock-offs. Nice job regardless.

  2. I’ve been in a couple of these units (ones people are living in) and it’s one of the best buildings in terms of finish I’ve seen in that area.

  3. I agree, this building is very nice and well done. I hope they knock down the Beacon and the Palms (the two worst building ever built) and replace them with buildings similar to this. Man, I really really hate the Beacon and the Palms…. really.

  4. Nice building, smelly location. Park Terrace and the new Edgewater apartments are way too close to the Mission creek sewage pump and the decrepit houseboats. The whole area stinks most of the time.
    255 Berry is a nicer building and farther downstream from the pump so the smell is not as bad…

  5. missionbayres, I couldn’t agree with you less. I’ve never smelled anything foul from sewage pumps, and I think the location to houseboats and the fact that these buildings are on Mission Bay gives them great character. I love both these buildings – especially Edgewater; I wish the units there were for sale.
    And if there were a smell, is 235 Berry really that much further down??? If I could hit it with a stone from 325 Berry, I’m pretty sure any smell could reach it as well.

  6. phatty, you might have a case of anosmia 🙂
    Walk down to Edgewater. There is a pier, walk out there and you’ll smell it. Maybe the smell is not there all the time, but trust me the whole promenade can smell pretty bad at certain times of the day. The sewage pump is under the 280 overpass where the creek begins. It’s pretty disgusting down there…

  7. I was among the first to move into Park Terrace and really like it — great location, great building, great public transportation, right next to the de facto dog park, and the promenade is great for walks.
    On the great Creek Smell Debate: I’ve only caught the channel smelling one time, and it was low tide — and I’m being honest here, I’ve lived there a while and the smell has never bothered me except for one time when I was walking along the promenade. And I couldn’t smell it inside my apartment even though the windows were open (thank goodness).
    Re: the sign defacing. I’ve seen all kinds of variations, including “Puke Terrace,” “Pimp Terrace” and “Poop Terrace.” Someone has wayyyyy too much time on their hands.

  8. I moved into Park Terrace almost 2 months ago. Also very happy there. I have to chime in about the great Creek Smell Debate as well. Like NB above, I’ve only noticed it smelling stinky (like sulfur) once. It wasn’t overpowering, just “what is that smell?” I was in the garage at the time. I couldn’t smell it once inside either. If you’re interested in living on Berry Street, don’t let worries about the creek smell keep you away – it is fine!

  9. On the (alleged) smell, my running route sometimes takes me down the channel, on one side or the other, at various times of day over the past year. Only once have I smelled anything, and that was at the very end of the walkway on the Berry St side, just before you have to turn around. 50 feet away from the end the smell was gone.
    As for the Pimp Terrace signs, I love ’em. A beautiful way to shame the development away from Herbalife type spamming. Someone is standing up for the neighborhood–a great sign (sorry).
