10 South Van Ness 2007

According to SF New Developments, the San Francisco Board of Supervisors Land Use and Economic Development Committee has “approved the overall Market & Octavia Neighborhood Plan and have established the “Van Ness and Market Downtown Residential Special Use District.”

Think both upzoing and downzonig (see UPDATE below) along the Market/Octavia corridor in an attempt to create a residential/commercial hub while preserving neighborhood character. Think new public spaces and “streetscaping.” And think a few new towers at the four corners of Market and Van Ness (a la the conceptual rendering for a 400 foot tower at 10 South Van Ness).

  1. I really like the designs that I’ve seen and I think they’ll do wonders for the area. I’d consider moving there in a few years, once it gets more built up.

    Glad to see this is FINALLY moving forward
    Anyone know the status of the those interesting designs planned for the small lots on Octavia?

  3. I wonder how this affects “The Hayes” condos price/sales? It looks pretty good that no new buildings will tower over that project.

  4. Rumor has it that Supe Mirkarimi is looking at trying to raise developmental fees and affordability. He is also trying to create a Citizen Advisory Board to review all individual projects! This is after 8 years of planning and community input. Note that most of the heights have been reduced in the plan area and that developers are being required to pay $10 per sq ft. of additional developmental fees for new projects within this plan area. This is on top of the 15% affordable housing quotient and all other fees. Apparently this still isn’t enough and the Supes are looking at raising it higher. Some of these projects may never get built.

  6. Wow – that kinda sucks. How much more negotiating do people have to do? I can’t believe it’s been on the table for 8 years and they STILL want to change things. Good luck finding builders who want to build there, I guess. That’s too bad – it looked like a good plan.

    yes the general plan was adopted but the actual final zoning changes will still take at least 2 more meetings and 2-3 months according to the planning department.

  8. So we are in a declining real estate market, in desperate need of new housing and it takes 8 to 10 years to get a plan approved at the planning commission. In the graphic above the zoning shows most heights have been decreased and yet the Board of Supes are trying to pile on more fees etc. This is a prime example of why prices are so high and it costs so much to build.

  9. I might be wrong Jim but I think it is approved by the Planning Commission
    It is now the BOS who are tinkering and if things change enough it will have to go back to the Commission
    Maybe someone can clarify. Planning in SF is exhausting but we get what we deserve for electing who we do

  10. This looks very watered down
    So other than the increased height at Van Ness @ Market this is mostly downzoning, slight upzoning or no change?
    Also what was the compromise on parking?
