Arterra under construction: 07/29/07 (www.SocketSite.com)
According to Intracorp, Arterra has topped off at 16 floors and should be completed and closing escrows next Spring (2008). As best we can tell they’re still running under 50% in contract. And no, we can’t explain why they wrapped the building in Bovis blue (rather than Arterra “green“).

  1. What time of day was this picture taken?
    FYI – I spoke with someone at Intracorp a few weeks ago and they said it was 50% reserved but I don’t know if the information or source is reliable.

  2. [back of the envelope calculation] the picture was taken around 6pm. The picture is taken looking NE (225 degrees) The sun is up 14 hours from 6:11am-8:20pm and transverses 228 degrees (66-294). At around 4pm there would be no shadow, hence it was taken betwn 4 and 8pm (I’m just guessing half way).
    I’m still planning to move, spring 2008.

    But considering that the topping-off party a week ago was pretty ho-hum, I can’t exactly muster a snappy comeback, so touche.
    The “VIP” week party I attended in June 2006 was 1000% better.

  4. JJ, we looked at everything we could find in Mission Bay and we found better views, better amenities, more sq. ft., and (I guess) better appliances. I know the average socket site(r) makes $200k+; but using my social security check this was affordable (as a 2nd residence). Bottom line, it was the best VALUE for the money- and something we could afford (having never been a sub-prime person). Our criteria was 1BR, a fitness center, good public transportation (I hate cars), and deeded parking. Yes, I like the fact that it is a smoke-free “green” building and that the steel pilings do go into bedrock.

    So I guess you bought a 1 bdr….can you give me an idea of the cost/sqft? Are you concerned about the noise from the 280 on ramp & caltrains?

  6. JJ, Yes 1BR. $823/ft2 (assuming of course their measurment is accurate). While I don’t directly face the on-ramp or Caltrain, it is a City, I expect noise (I grew up in NYC-not a problem; and it is dead quiet where I live now). I expect with the energy-efficient windows it won’t be quite that noisy, at least in the winter. Ask again next year.
    Where in SF is it quiet? we always stay in the Marina district, no fwy or trains, and it is Noisy!

  7. Interesting. I live in the Marina now on Bay near Van Ness/Franklin (all busy roads) and its very quiet but that is because I live in the back of the building. I only hear fire trucks or police sirens. I am wondering if the same will be true in Mission Bay & Arterra.
    I am surprised $823/sqft seems more expensive then I thought. Do you have views?

    None of the Mission Bay buildings have steel pilings into the bedrock. The bedrock is too deep. I spoke to a few of the civil engineers at the various construction sites.

  9. Arterra has been selling for almost 12 months and yet is only 40+ percent sold. That’s a pretty slow pace if you ask me.
    I think if you guys hang tight it’s only a matter of time before they slowly start to lower prices and offer incentives such as 3.75 percent interest or full upgrades.
    With summer coming to an end I see sales slowing down even more.
    It’ll be an interesting fall/winter!

  10. I LOVE the fact that this is a smoke free building. Are there any other new projects that will be smoke free?
    Also, on a side note, this is the first time I ever heard of the Marina being “noisy”. I lived at Scott and Prado (about a block from the waterfront), and I slept with my windows open as the only thing I would hear at night were the foghorns and sometimes the seal loins barking.
    Perhaps he was staying at one of those “motels” on Lombard? I wish they would bulldoze Lombard and rebuild it with parkways and decent architecture and get rid of those motels.

    JJ- $823/sqft is more expensive than I thought too, especially without a view, but it is not a large 1BR hence the cost is within our budget. Afordability is more important to us, while sq. ft can be a misleading variable (depending on the layout). $/sq.ft. may be a nice ratio to compare units, but I never found it too helpful.
    anon94123: OK, so it’s one of those “motels” on Lombard? please don’t bulldoze the area until Arterra opens. My point is, it’s a city, I expect noise, I’ll see what happens. [sorry if I offended anyone in the Marina].

    Well, you might want to get this in writing. Just come over to SOMA and talk to civil engineers ramming steel pilings into the ground – there are many construction sites. They know what they are doing I would think.

    I appreciate your concern, and I will talk to the architect or try to see the construction docs. next time I am in SF; and talk to people on the construction sites.
    I know some developments in Mission Bay have pilings that don’t go into bedrock, but deep enough to meet code and are as safe as any building you may find yourself in at the wrong time.
    Bedrock in Mission bay can be between 5-210 feet below the surface; it depends on where you build.
