A Bulk Featured Properties Update: 6/6/07

3130 Pacific, 355 Bryant #409, 2200 Sacramento #108, 99 Surry, 1326-28 15th Avenue, 4065 25th Street

It has been a busy week (or two) for properties we have recently featured on SocketSite.

Both 3130 Pacific (listed at $12,495,000) and 355 Bryant #409 (listed at $1,395,000) went into contract (within days); while 2200 Sacramento #108 closed escrow (contract price of $975,000 or 5% over asking) along with 99 Surry (contract price of $573,000 or 4.3% under asking), 1326-28 15th Avenue (contract price of $1,610,000 or 16.2% over asking), and 4065 25th Street (for an undisclosed amount but with multiple offers).

At the same time, 601 Van Ness #808 was reduced another $19,100 and is now listed at 6.7% below what was paid seven months ago. Anything we missed? And yes, we’re evaluating a number different ways of to keep you “plugged-in” to any (and all) properties we feature on the site.

Yes, thanks for the updates Socketsite! I'm surprised 2200 Sacramento #108 actually went for above asking to $975,000. $1,000/sqft, with $800 HOAs and no view? Pretty impressive. Lafayette Park is a great park.

Just curious, how do we find out the sales prices on our own if possible?

I'm particularly interested in this unit:

3117 Buchanan St. asking $799K for a 2/1 as I was thinking of putting in a bid, but decided i wouldn't come close due to the 70 people i saw come in during a 30 minute session at one of their open houses.

2511 Steiner for $3.85 million also will be interesting to see what it sells for at 3,300sqft. Pls update us if and when you find out!

2511 Steiner sold for $4.2, 350k over asking.
3117 Buchanan sold for $846k, 47k over.

Wayne - You the man! Steiner really sold for $4.2 million? I took a look... it was nice, but i thought the layout was kinda funky, with not a lot of flow. Cute nooks and crannies. No yard either, although the roof deck was nice. What are your thoughts? $4.2 million is a mind boggling number.

I'm surprised 3117 Buchanan only sold for $846! Darnit! I was really thinking of putting a bid at $845K or something, but i thought it may go for high $800's, so i didn't bother. Pretty good value, don't you think? Even though the second bedroom is really the dining room.

Oh, perhaps u know this one too: 2508 Broadway? 5,000sqft view home, asking $6.3 million? I checked it out for fun since it was close to 2511 Steiner.

I'm surprised that 2200 Sacramento #108 went for as high as it did. HOA dues, property taxes, and capital costs on the $975K purchase price amount to over $7,500 per month. Seems like a lot of $$$ for two bedrooms and no view.

I guess that it will seem like a bargain though when it gets re-sold for $2M in 5 years (or maybe not).

I am also surprised by 2200 Sacramento #108. On the other hand, I think 1326-28 15th Avenue was a very good deal at 1.61M.

On a seperate note, it seems SocketSite is absessed with remodeled properties (or fixers). I have to admit buyers seem to like it. However, can we cover some "regular" properties?

355 Bryant closed escrow last week for $1.4 million -- just a little but over asking.
