According to a plugged-in tipster, twenty-eight (28) condos left at 235 Berry (which would equal approximately thirty new sales over the past four months). And according to the MLS (and SocketSite), a few prices (list at least) appear to have actually been increased (a bit).

  1. You know, ignoring the bland architecture of this area, its slowing becoming a nice neighborhood. I just walked by last night and saw that another upscale lounge is about to open up, across the street from Philz Coffee. It seems that more and more people are frequenting the dog parks and the paths around the waterway are about to be expanded.
    I’d seriously consider moving here within a couple years, once the developments fill in, especially if they construct more interesting looking buildings across the channel.

  2. Over 70% sold and raising prices on many of the remaining units?? The building itself IS bland, especially compared to 255 Berry. And at $800-$1000/sqft, they’re not cheap by any means.
    I’m surprise at the strength of the market in this area, especially with the ever increasing inventory (Alterra, Park Terrace, 310 Townsend, OffThird, resales, etc.)
    Do I dare say the market is quite healthy in SF?

  3. I love the area around Mission Bay but hate all the new development on Berry Street. With such a small street and all those condos, i dont think its going to get better.
    When I think of Mission Bay, I think south of the canal. I LOVE the location of the new Radiance project but prices seem high. I think all the new housing closer to UCSF will do better in the future than the Berry condo’s. Seems way overprice now…

  4. I agree with you concerning the Radiance project. I do not understand this developers pricing strategy. Units are priced between $900 to $1375 psf. Even homes with Bay Views in Pacific Heights and the Marina, which has well established desirable neighborhoods are not even commanding these prices.
    I suppose the real question is why would any one with half a brain pay this much? Yes the units are nice, but from a resale perspective I think someone will loose their shirt for sometime.
    BTW-Did anyone note that there is a nine story affordable housing complex being planned in the building next door? In the front of the Radiance the developer has planned phase II, two 16 story high rises. I do not think units on this side of the building will be getting much afternoon sun!

  5. I love living at 235. The build quality is amazing. The neighborhood continues to be built up with new services being added almost monthly. eg. Coffee shops, bakeries, tennis courts, etc. Investors would be smart to buy now because in 5-10 years, this whole Mission Bay Area will be the most exclusive/expensive in the area. People like the old/quaint neighborhoods in SF to look at. But, to live, they’ll choose modern condos/homes with easy access to freeways, trains, Muni, etc.
