It all started with an inquiry (and answer) in the SocketSite Reader’s Forum. From there to our pre-opening alert. And now, a couple of prices and a reader’s dilemma (“My husband wants us to buy one of the units….”).

  1. I don’t think you can go wrong with this location. There isn’t a ton of development around the Jackson Square area and it provides a great alternative to housing in SOMA for those who work in the financial district. With a Safeway right there, Kokkari, North Beach and the Ferry Building within walking distance, there isn’t a better place close to the financial district.
    These are still below the radar as evidenced by the lack of website and no official grand opening so I still think it’s a good time to get your choice of units.
    The units are nice. Some have unbelievable views and others I consider a good value if you’re willing to sacrifice on the view. Some units do have akward poles but nothing one couldn’t work around. The only other negative are the electric ranges, albeit nice ones.
    I say go for it. I’ve toured a bunch of the new developments and feel that this is among the best if you combine neighborhood, quality of construction and supply.

  2. I worked in this building before it was made into condos. I agree with anon, the location is great — even though it’s very close to the financial district, it doesn’t feel like you’re right there. I’m hoping to take a look myself.

  3. I’ve been in and out of 733 Front for about three times now. The sales staff are great, very polite and knowledgable. If you’ve always craved for a contemporary-style red kitchen, well, you’re in luck! All units will come ONLY with a red kitchen, as well as stainless steal appliances. The ceilings are ridiculously high for condos in the city, ranging from 9ft (b/c of recess lighting) to 10ft high (no recess lighting). Condos range from $735K (1bd/1ba/0parking – with views looking into their makeshift “courtyard”) to $2.5M (2bd/2ba/1parking – with an amazing postcard view of the water and Bay Bridge). Balconies on most units are a bit narrow, probably around 2ft wide, if even. Overall, deals can be had at this development for 1bd/1ba units. But if you’re looking for 2bd/2ba units, be expected to hear listing prices of about $1.3M.

  4. Contrary to comments from a previous posting, I found the sales staff at 733 to be terrible. Signs are posted around the building providing a phone number to call, but calls do not get returned. When we looked at the building, the sales guy couldn’t even answer basic questions, such as where exactly in the building will the fitness center you talk about be located. When we entered the sales office, there were several employees there, but no one spoke to us or even acknowledged our presence for about 5 minutes. (If they were busy, all they had to do was say so.) Then, the guy who ultimately showed us a unit never bothered to introduce himself nor give us his business card. I have talked with several others who have had the same bad reaction to the sales staff there. As for the unit we saw, the views were great and I do like the location. But large building support beams are located in bad places in the living room and master bedroom. Since this building is a conversion, there is not much that can be done about the support beams, but they certainly will make arranging furniture a challenge.

  5. I went by there this weekend and according to the sales person, all the water view units were sold out. He took out a binder to show us the various floorplans and I enquired about the water units and what they went for. The prices dumbfounded me. $1300-1400/SqFT for upper level waterview units! I think unit 701 (1963sqft) went for 2.6M. Another one at 1500sqft went for 2M. A unit with only city views are going for over $1000/sqft.
    I know the location is great and inventory in that area is limited, but those prices make South Beach seem like a bargain!

  6. Potential buyer –
    That’s probably not too different (actually less expensive) from the Infinity with the water/bay views and it’s in a better location.
    I went a couple of weeks ago and there were much lower price per sq ft units at around $650-$700/sq ft but they didn’t have any views. Still the units are likely going to look pretty sharp once they have all of the finishings in place. Also, everything is included so no need to have to negotiate for a washer dryer or fridge.
    Overall, I think there are some deals in the unit if you’re not into a city or Bay view and are willing to park on the open lot across the building.

    Also, there is an enclosed parking garage on Front Street, across the street from the entrance to 733 Front that has parking for over 300 cars.
    Also, there are still units available with dramatic city skyline (B of A, Pyramid, Coit Tower, Nob Hill, Russian Hill)views and decks.
