The view from the tub isn’t too shabby, but it’s the one above that sucked us in. And yes, we’re guessing it’s more of that upscale artificial grass. If only we weren’t garage people (“Leased parking (half block away) at Alta/Montgomery paid for one year!”).
UPDATE: You think we’d know better than to guess. Apparently the grass is real (as is our embarrassment).
UPDATE (6/12): Sold on 6/11/07 for $2,700,000 (3% under asking).

  1. Actually, the grass is real. Come see for yourself. And the parking is leased since the property is located on a staircase in one of the most historic places in SF.

  2. It’s beautiful … but not $2.795M beautiful IMHO. But perhaps the historic aspect is worth it to some.

  3. The sellers must have spent a packet on the remodel. Not cheap to have contractors shift things up and down the Steps even if you do set up contractor parking at the Filbert Steps and Montgomery.
    This place looks gorgeous and if JC ever sets up another open house, we’ll be there. Things don’t go for sale often in this neck of the woods and this one isn’t a TIC like the last one was.
    Those stairs? Think of them as exercise to insure you’ll live many many years.

    It’s priced at $835 psf, which doesn’t seem too far out of line with the high end in that neighborhood. Not the greatest location and no parking, but the views from that area are truly stunning, especially if you can see part of the downtown.

  5. For those that want to reside on Telegraph Hill, this is the spot. You can get parking 1 1/2 blocks away on Union Street. The setting, on The Filbert Steps, is one of the most protected areas of San Francisco.
    Down the Filbert Steps to the east is the North Waterfront with it’s parks, restaurants (Il Fornaio, Fog City, Pier 23, Piperade, Huston’s) are some of the some of the City’s most prominent media, architects, advertising and design business and the San Francisco Bay Club.
    Down Union Street several blocks to the west and you are in the heart of North Beach.
    Yet, when you are on The Filbert Steps you are in an oasis. Very quiet, with only the Parrots of Telegraph Hill to sing to you.
    The views are some of the most sought after with the Bay, Bay Bridge and Financial District as your neighbor.
    The great view debate, since the Golden Gate and Bay Bridges were built in the 1930’s, is what view is better: the North Bay views towards the GG Bridge & Marin from Pacific Heights, Russian and Telegraph Hills or the East Bay, Bay Bridge and Financial District from the east and south sides of Telegraph Hill.
    Often the 2nd view is the most popular, because it is enticing both during the day and at night. The north view is quiet in the evening, while the east and south views are something to behold in the evening. It’s like comparing Chateau D’Yquem and/or Screaming Eagle!!
    If you have never been to this part of San Francisco, you owe your self a treat. Go visit this before it sells.

  6. My boyfriend lives on Telegraph Hill, just steps away from The Filbert Steps. Although I admit the views are quite amazing from his place (Financial District and the Bay Bridge), it’s just not worth it to me to have to walk 1 1/2 blocks in the rainy season (if I even find parking in the first place) in my suit and heels. GOT to have an attached garage. But … that’s just a girly thing.

  7. To clarify the parking situation – the parking space is currently reserved and is paid for one year. The parking space is located about ten steps from the Filbert/Montgomery at Alta/Montgomery car port (not 1 1/2 blocks away). The new buyer will have the opportunity to keep the space at his own expense after one year. The cost is $350.00 per month.

  8. If this place had parking it would probably be $3.1M. Looks like a great property; good luck with the listing.

    i think they are the lem pistol seats so something close to it. check out dwr and they should have it.
