So we haven’t seen it (3276 Harrison) in person, but we do like the neighborhood (just off Precita Park). And while it’s definitely in need of some updating, it does look to be well kept. Plus, we love the arched windows (and can’t help but see some potential).

  1. Amazing that a SFH for $800k in an established neighborhood with a 2 car garage receives little attention in the way of comments. It’s the little gems like these that are somewhat insulated from the condo craze in SOMA. You can even remodel the kitchen and or bath to your own tastes. If I didn’t already have a place this would be at the top of my list. No B.S. HOA fees and even a backyard. But I understand everyone on this site is entirely focused on ripping apart the new developments.

  2. I think rut’s comments are interesting, but this bears further analysis.
    “You can even remodel the kitchen and bath to your own tastes”. This is true, certainly, but that’s $100K right there. And $100K doesn’t exactly represent a dream kitchen/bath combo. Not to mention four-five months of living in hell.
    Square footage is unlisted. This could well be in the range of $800/sf, which is interesting on the south side of Cesar Chavez. Still, proximity to Precita is nice.
    The “backyard” exists. That’s about all that can be said about it. Enterprising people with a jackhammer and a backhoe can turn it into something. This is another significant chunk of either time, money, or both.
    All-in, this is a million-dollar home.
    That said, this is certainly an interesting and compelling alternative to many of the uninsipired and overpriced condo options in SOMA/South Beach.

  3. I wonder how high the ceilings are in the garage/basement? If it were possible and not overly expensive to legally add a bedroom and expand the 1/4 bath to a full bath, it would add to the value and utility of this home.

  4. Careful when comparing list prices of a Single Family Home to a New condo. Condos in new developments are typically available for purchase at the published price. Single family homes are still routinely bid up. This listing is practically guaranteed to sell in the mid to high 800’s – and per the comments above, will certainly be a million dollar home when renovated. That $1M is the figure to compare with. For that price, you can get the penthouse at places like Soma Grand and The Hayes.

  5. Isn’t anyone going to challenge amused’s “100k for a bathroom/kitchen remodel” statement? Especially for the house shown here.
    By any measure, an SF homeowner is “paying retail” for their real estate (to put it delicately), but do we have to do so for our remodels as well? 🙂

    I took it a step further – $100K isn’t going to even be a particularly great kitchen/bath combo.
    Unless you can do it yourself (and great for you if you can), you have to pay contractors. And those contractors live in the Bay Area. And they cost a lot.
