520 Chestnut Street: Interior
A few condos at 520 Chestnut first hit the market last October prior to the building’s completion. And yesterday, the building held its “Grand Opening” with prices that have been lowered since the pre-sale (#406 was reduced from $789,000 to $749,000 or 5%; and #403 was reduced from $859,000 to $799,000 or 7%).
As of yesterday afternoon, sixteen of the twenty condos were available (but the opening was teeming with activity):

The building received mixed reviews from SocketSite readers prior to completion, but we were impressed by the finished product (although we’re not buying “commercial grade appliances”). HOA dues range from $427 to $565 per month.

  1. I visited the property yesterday and really liked it. Of course the units on the higher floors have more light, they’re all really well laid out in terms of floor plan, have great “living” space, and were very thoughtful in their design. I have been looking exclusively in Pac Heights/Cow Hollow for a place to buy, but would very much consider this building – the location is MUCH better than the developing area around the ballpark.

  2. Have to agree that this project has suprised me as being much better than I expected. Your own parking space, nice neighborhood, and cheaper than overlooking a freeway or Lombard street. Nice views from upper units and I think the prices are really very competitive and attractive.

  3. I’m not loving the painted gray kitchen cabinet trend. They did this when they condo converted my old apartment in Los Angeles. I predict this style starts to look quite dated in 5 years.

  4. As much as I like this project, I also am concerned about every project going for the Dwell Magazine look. Perhaps this location in particular could have called for a different interior aesthetic? Modern Kitchens in particular have become such a parody of buyer expectations (Granite, sub zero, stainless appliances, the industrial grey cabinets in this project, etc.) that nobody seems to want to take a chance on a different approach. Still, this project is very attractive for the price and location.
