That's a pretty incredible penthouse. I'm upset they didn't include a shot of the exterior.

I agree with the last poster's comment that the penthouse is pretty incredible......but then again, so must the quality of the drugs the seller is taking that makes him/her believe that $4.5MM is within the realm of reality for a 2-2.5 that likely did not list the sq. ft. on purpose.

Tax records indicate around 2,000 sqft total (1,691 sqft for #6 and 330 sqft for #1), which would put it at $2,250/sqft. Definitely a "if you have to ask..." kind of property.
If only I were one of those who didn't have to ask. Then again, with those views, that bath, and what looks like a private terrace...I'm not sure I'd ever want to leave the master suite. Which might not - or perhaps might - be the best thing for my social life...

That's some extremely potent opium that's being smoked by this seller.
Forget about, "if you have to ask." It's more like, "if you have the nerve", as in, does a seller really have that kind of nerve?
If I can pay $4.5MM, the I can certainly pay $6MM and just go ahead and buy 990 Green.

Good eye redseca2. Thumbs up for the design/condo, but thumbs down for the "staging strategy". Looks like a California King used to cover the imperfect part of that bedroom floor (easier to see on the MLS link).

$2,250 per sq ft!!!
I just saw an offer of $43M for a 10,000 sq ft Pacific Heights home and there were 2 others for the same property. Is that $4,300 per sq ft?

There is a reason they did not include a shot of the exterior! Being at the end of Florence Street makes up for the poor design of the building facades and public spaces however. The Penthouse was originally the owners unit and I used to visit the unit directly below where we were asked to constantly "keep the noise down" due to poor sound insulation. Do they still have to use a common laundry facility? From what I remember the building had an atmosphere similar to an apartment complex in the San Fernando Valley that was transported to one of the most amazing locations in San Francisco.

I saw this home this morning on Tuesday Tour. I can't opine about the price-- when you get into that kind of stratosphere it takes a 'special buyer' and it's the buyers that set the market-- not me.
It's a shame they don't show an exterior shot from the roof terrace-- I agree that the building is a disappointment from the street but the approach to the unit as you come out of the elevator is amazing.
The views are to die for-- I'm a sucker for big cornered walls of windows and the outlooks are unobstructed in every direction.
This is the kind of property that will either sell quickly because someone just has to have it, or else will sit for some time (like 990 Green).
Interesting remark on the noise issue. The current owners have spent a fortune on the remodel. I wonder if it included any sound insulation. . .
